Buyers: Are you Limiting your Property Search to the Internet?

Homebuyers, this one's for you.

A good real estate agent will go above and beyond to do what they can to find the right house for you and your family. These are a few "extras" that a great agent will sometimes use to expand the home search for you.

It is no surprise that most buyers begin their search for a home on the inter-net.  But what is surprising is that most of these buyer ONLY look on the inter-net.  There are many other ways to find your perfect home.  Here are a few techniques  I use when shaking down a neighborhood to find the best house for a my client:

1. I look up expired listings.  Sometimes a buyer makes an attempt to sell but for one reason or another the home didn't sell.  The Seller may still want to sell but has been turned off by the experience and may not want to go through the hassle of placing his home back on the market.  I will contact them to see if they would like to still sell.

2.  I look up withdrawn listings for the same reason I look up expired listings (see #1 above).

3. I keep an eye on Courthouse foreclosure sales.  These are homes that have gone into foreclosure and the Trustee is attempting to sell them for what is owed to the bank.  Most times the property does not sell and so it may go on the open market as an REO - Real Estate Owned a.k.a foreclosure home.

4. I send a mailings to homeowners in neighborhoods of interest of my buyer.

5.  I search the public FSBO sights as well as local classified ads (both paper & on-line) for unrepresented sellers.  They love it when an agent brings them a buyer!

There are many other ways I search for the perfect home for my buyer client.  Since the Northern Virginia real estate market is down to a measly 2.9 month supply of homes, I have to be creative!  If you are planning to buy, let's talk!
