So the experience continues.  Of All the ways that showings can be scheduled,  emails are one that we have seldom used and I now understand why!

The board of Realtors frequently posts new listings as a courtesy so apparently ours was posted yesterday.  We received a request to show it to a John Q Public person at about 9am.  

Ralph answered with a when would you like to see it?  The response was this afternoon but not too late.  He answered with how would 1pm work? No response until about 12:20pm.  At that time they said it would have to be another day since it was so close to 1:00.  No clue what other day would work and no suggestion as to if another time might be better.

Somehow it bothered me that there would not be another agent representing this buyer.  We had all the appropriate  buyer information available but it still felt awkward to anticipate representing the transaction when we are the sellers.  

This is just one more example of how valuable the services of Realtors are.  Did you ever wonder about that?  Having had the experience of representing both sides of the transaction many years ago when we were not principles to the deal... I am only too aware of the possible pitfalls.

Should the situation arise again,  we will be looking for an agent to refer the buyer too.  This process from the other side of the norm has certainly been educational.  And the journey continues!

Sometimes it can be so hard to work with a buyer... when they give you the impression that they're not telling you everything, or that they are holding something back.  I am wondering about this buyer... and just what their real story is.

Interesting, Jeanne.  I know quite a few Realtors who will participate in dual agency, but it is a very thin line.

Ron in #3, regarding "dual" agency... I have been an agent, and a Realtor, and at times a Broker since 1973.  Way back then... in the dark ages... things were more simple.  I would list a home, put a sign in the ground, market it to the public, get an ad call or a sign call, meet with the buyer, show the home, and write an offer.

I would then meet with the seller, present the offer, and either get it accepted, refused, or countered.  Then, back and forth till both buyer and seller met in the middle somewhere, and agreed.

I was fair to both, legal with both, honest with both... and eventually the sale closed and funded.  Both buyers and sellers loved me and my service, and both embarked on their own personal journeys to refer me to everyone they could.

I will admit that not everyone was able to do that as fairly as I did... but most did.  Are we in a better time now ?  Not sure.  I know we are in a much more complicated time.  But... if the Realtor is as "honest as the day is long"... so to speak... working with buyer and seller on the same home... can work out well for all.  It just takes the right person to do it.

In the state of Florida we are transaction brokers unless otherwise disclosed, so we represent the transaction, not the buyer or seller.  However I tend to avoid dealing with both sides of the transaction and it rarely happens.

Michelle, there are so many differences in many areas of real estate... depending on the state in which the sale takes place. 

I have occasionally heard/seen some folks mention "transaction brokers"... and would love it if someone like you, with all your knowledge and expertise, would write a nice instructive post going over all of the aspects of just exactly what a "transaction broker" is, and how it differs from dual agency, or perhaps what we have here in Texas which is called being an "intermediary."

In addition, some states have brokers who are only listing brokers or buyer brokers.  We don't have that in Texas either, or at least I have not heard of anyone doing it.  Just curious about all the possibilities.
