Chasing an elusive roof leak...

Roof leaks are problematic in that they can travel long distances from entry or source to the point they are observed. I believe from seeing the amount of "repair square footage" present, this is one of those leaks that hasn't been totally eliminated yet; and further attempts at repair are not likely to correct the issue.

Anytime an inspector finds attempts at leak repair such as this, it will be designated on the inspection report as temporary, with a recommendation for proper replacement of all affected materials. The only worthwhile and valid solution for this type of leak pursuit is complete removal of the roof covering and installation of new undamaged components, including decking, flashing, and shingles.

wow....this is why you do things right the first time. Yeah, the quick repair that will last for a few weeks it nice but you really should go all out to make sure that this problems doesn't repeat itself.

It is better to put a home on the market without such repairs needed. It will surely scare off any potential buyer.

Bill,  I guess that's why buyers need a good inspector.  Inspecting roofs is one of the more dangreous but informative checks we perform on a house.

Water diversion is indeed just a temporary fix and it looks like this roof needs some serious attention.

You provide excellent information in this article, Bill!  I have seen water diversion travel several feet, to enter the house a distance from such a "repair."
