When the snow is swirling and would-be buyers are scarce, you need to take extra steps to get your home sold. So pour a cup of tea, put another log on the fire, and curl up with these suggestions on how to make your home more attractive and possibly sell during the holiday season or in the upcoming Michigan winter.

12 Tips for Selling Your Home During Holidays and Beyond.

1. Keep snow and ice at bay. Only serious buyers venture out during winter. Man Cleaning DrivewayIf the buyer cannot get in easily, the house will not sell. That means keeping walkways and driveways free of the frozen stuff. Just like trimming the lawn in the summer, you want to make the home look well maintained. It can pay in terms of both both getting buyers in the door and protecting yourself to hire a service to regularly salts or shovel the driveway and sidewalks. (don't forget to keep the porch light on after dark and the lock box free from ice and snow - you want buyers in your home)

2. Warm it up. If you are showing your home to it's best advantage during the winter, think warm, cozy, and homey. Keep the thermostat at 70 degrees during the daylight hours. If your home is vacant, perhaps someone can come over before a showing and increase the temperature. Thermostat

3. Take advantage of natural light. Encourage showing during the high-daylight hours. Make the most of the light you do have. Have the curtains and blinds cleaned and open them as wide as possible during daytime showings. Clean all the lamps and built-in fixtures, and replace the bulbs with the highest wattage that they will safely accommodate. Before you show the house, turn on all the lights. Concerned about energy use, change bulbs to economical Compact Florescent Bulbs. Please try these out before replacing bulbs.Let in Winter Light

4. Get Your windows washed. You have 90 seconds to get a buyers attention when they walk into your home. Windows are one thing that many sellers do not even consider. In winter, that strong southern light can reveal grime and make it look like the home has not been well maintained.

5. Play music softly in the background. To create a little atmosphere, tune the radio to the local Classical or Holiday station. Turn it down so that you just hear it quietly in the background. You have to appeal to all the buyer's senses.

6. Make it comfortable and cozy. Set the scene and help the buyers see themselves living happily in this house. Consider things such as putting a warm throw on the sofa or folding back the thick comforter on the bed. Spending an hour or two with a home staging professional may be a worthwhile investment. They are specially trained to help catch the buyer's eye! Call for a list of home staging professionals.

7. Emphasize your homes winter positives. Is your home on a bus route or some other vital service that means it is plowed or de-iced regularly in bad weather? Be sure to mention that to the buyers. Perhaps, your home is located near winter activity areas for skiing, snow mobiling, or tobogganing. Mentioning these areas in your flyers might lead to a sale.

8. Set up lighting timers. You want your home to look warm and welcoming whenever prospective buyers drive past. Nevertheless, you are not home all the time, so put indoor and outdoor lights on timers or sensors. Don't forget to decorate the For Sale sign. Set the mood for a sale.

9. Make your home festive. Even if you are not actually going to be present, greet your buyers as if they were going to be guests at a party. Set up the dinner table with the good china and silver. Have a plate of cookies for your guests, some warm cider, or other non- alcoholic beverage helps to make the buyer more comfortable in their new home. Remember, first impressions are so powerful. If it looks like you're expecting me and greeting me as company, don't you think that would have a powerful impact?Wreath

10. Give your home a nice aroma. We prefer Chocolate Chip cookies; just about, everybody likes that smell. Other popular scents: cinnamon rolls, freshly baked bread, apple pie, apple cider or anything with vanilla, and cinnamon

11. Protect your investment. Most sellers ask buyers to remove shoes or slip on paper "booties" over their footwear before touring the house. Showing you take care of your home shows pride of ownership and meticulousness that resonates with most buyers. Don't forget to remove all valuables or make them difficult to find. You don't want someone, or his or her child, accidentally walking away with a valuable possession.

12. Use the holiday season to your advantage. Thanksgiving, through January are traditional holiday seasons for most families. Now is the time to show off your home's best features with simple decorations in each room. Don't forget to decorate around your front door. When the holidays are over (and the Christmas and Hanukkah stuff should come down), you can still use winter wreaths and dried arrangements around the door to give interest. Anything seasonally appropriate but not too elaborate, you want the buyer's to purchase your home, not your crafts.

I always figured that if people are looking at homes Thanksgiving through January - they must be pretty serious about needing a home. You just can't let your home's guard down during this time. The one showing you have this season might just be "The One".

Thanks Gary, I love your list.

Wonderful list Gary! I've bookmarked this one because there are so many great ideas. I especially enjoyed your suggestion to decorate the sign!

Good information, but don't forget to leave the porch light on and have the key box in an easy to reach  area.   As the days get shorter it is harder to find the house numbers and if you cannot see to get to the front door, the buyer and the realtor will not start to view your home in a positive frame of mind.

Great insight. Very created and informative. Realtors need to encourage clients that people are still relocating. This could be their best time to sell their home. Thanks for the information.

Gary--

If I owned a house in Michigan, I would trust you to show or sell my listing any time. This was a lovely list to share with other agents. With your permission, I'd like to add you as a network connection, and if anyone is relocating to your neck of the North woods, I will absolutely send them in your direction.

Cheers for a Happy and Profitable Holiday Season!

Gary, you've done it once again.  What a wonderful informative post!   As a buyers agent I know I, and my buyers, appreciate the points that you've made.  (Especially about turning the heat up and having walkways cleared!)  I cannot begin to tell you how many homes we've viewed quickly because the clients were cold.  Did they miss out on possibly "the one"?  You bet!  Congratulations on the featured article Gary.  It is well deserved!

Solid post Gary - One of our clients posted similar information last week and he offerred some timely tips sellers should keep in mind including:

Don't over decorate. As in the Griswolds! Be elegant and minimalistic with decorations.
Have sellers advise their Realtor when the home isn't available for showing due to family events and traditional holiday gatherings.

You offer some timely tips for sure.

Wow, Didn't anyone take the day off?

Lola: I'm researching solar decorations right now and hope to help people spend less with LED lights and decorations.  If you want to make your home stand out, why not the sign?

Marjorie and Doug:  Yes, I forgot to mention those important safety tips. Thanks for pointing out the error

Nicholas: Relocations are very important to homeowners, but the smart buyers are just starting to stick their necks out now that negotiations have ended for the big 3. (another article)

Kae: thank you for the compliment

Kris: I showed a home a few years ago in a snowstorm where the buyer hit his head on the porch coming up the steps (it was that low). This was after creating a path through snow drifts because nobody cleared the walk. Do you think they bought that home?

Bobby: Thanks for reminding everyone. Yes, decorating like the Griswolds could be an error, but the big For Sale on the roof might get media attention LOL

David: thank you

Marie: Many people are unhappy where they live, i'm glad you've found your correct home.

Excellent advice for the colder climates. In Arizona we are not too worried about ice and snow :-) . In Arizona we love the winter as house selling months, as many seasonal visitors arrive to enjoy the earm weather here, and end up buying. Thanks for sharing.

Bob & Carolin:  Shortly, we will not have winter either!  At one time, an area snowblower sales company would give you a free snowblower if we didn't get 48 inches of snow during the winter. Then it went down to 36 inches. I believe they've stopped the promotion altogether now.  Signs of the times.

having sold homes in vermont for many years i can say that the hollidays are a great time to sell your home. there are still many people looking to buy and the inventory is lower than in warmer months. also, if a family with children needs to move out of the school district they wll typically do it in between semesters for an easy transition into the new school. trevor

Gary

Great post. I always tell sellers that during the holidays it will be quality over quantity. Buyers will be serious, you wont see a lot of tire kickers.

By the way, I thought you were with Real Estate One, did you make a change or is it just my mind getting old?

Todd:  Like the idea, I found some solar lights strings in various prices, just concerned they will be stolen.

Dan:  You'd have to sweep the bugs off the sidewalks  ;}

Terry: If people are looking for homes during the Holidays they are definately serious.  I switched to The Michigan Group in September.

Paula:  Smart move. Send it to your database, too.

Great selling tips for those Sellers who think all hope is lost during the Holidays. A cozy home during the winter might just get that lone buyer who is out looking.

Great point(s) Gary! It's all about making a house feel like home, like a place you'd want to be - the holidays can be a great time to put the best welcome mat out!

Great list!  If you know someone who wants to live in Washtenaw county I have the best buyers in the world and I'd be happy to help them.  You wrote a great blog and congrats on your feature!  I'm happy when I see features which I think are great and this is one of them.

Karen, thanks for stopping by and you're welcome.  Most people are unaware that December and January are the highest transfer months. You must have your home ready and make the buyers say "Wow" to get a sale during the winter.
