Want Buyers?  List some homes! 

Buyers are attracted to real estate listings like bees to honey.  Everyday while talking with brokers & agents and reading blogs I hear/read "We need buyers!".  Well ... you need listings! 

Half of the agents are preoccupied with attracting buyers and shy away from finding motivated sellers.  Literally!  In the NWMLS we have over 30,000 agents and only 15,000 of them have listings.

Buyers really do not care how great we tell them we are.  They want houses.  So if you don't have any listings, they really don't see that you have much to offer them.  If agents are not consistently pursuing new listings I hope they're looking for a new job.

Larry -- I think you are absolutely right. With all the new marketing stuff, you still need listings to market around. The buyers may not buy the listing they first contact you about, but they will be something and if you don't have that listing to draw them in, they aren't going to buy with you!

I think the 20/80 rule applies here.  Most real estate business is conducted by 20% of REALTORS who will in turn attract most of the buyers.
