Rick, Seems like your prices are still strong on the average price.  I know the Cape must seem empty at this time of year.  I think winter on the Cape is just beautiful!  Now is the time to be investing on the Cape!

You are correct.  Prices here on the Cape have not dropped much here on the Cape.  If anything, it made some prices get more in line with the market.  Or Sellers who were not serious about selling are taking their properties off the market all together- which is great!  But, yes, prices are still fairly strong and volume of closings in Provincetown is up about 7% compared to 2006
