Selling Your House in Las Vegas:  When to Sell a House?

Most traditional markets have better seasonal selling months than others.  Las Vegas does not have bitter cold or snow that may stop a potential buyer from heading out in the “elements” to buy a home.  Las Vegas does have that nasty blast furnace heat in the summer that one would *think* it could stop buyers from searching for a home but that is not true!

Las Vegas real estate attracts many types of buyers:  first time buyers, vacation & second home buyers, retiree buyers & investor buyers.

Spring, Summer, Winter or Fall – there is no best season to sell a house in Las Vegas.

January, February, March, April, May, June, July, August, September, October, November or December – there is no best month to sell a house in Las Vegas.

Thanksgiving, Christmas, New Years, Super Bowl, Valentine’s Day, Fourth of July, Back to School, Halloween – there is no best holiday to wait to sell a house in Las Vegas after.

Blue represents active listings, red represents contracted listings and green represents sales.  Each line is for a month from December 2007 to December 2011.  Every month there is green even during the “crappy sales months” of December 2007 through early spring 2008.  That means every month there are sales – and these days the amount of sales are very healthy every month & every season so it really doesn’t matter when to sell your house.  It’s only a matter of *if* you *need* to sell your house.

Extreme temperatures in NH definately have an impact on home sales.  This winter has been very mild so it will be interesting to see the stats.

It must be nice to have a nice level and reliable market.  We have been quiet for 3 years and now it is slamming.  Not complaining, but it would be nice if we could just find some balance.

Renee, the summer months are our best selling months. However, I have seen lots of buyer activity in January. I think buyers are tired on waiting and ready to finally make a move.

it is the same here.  There is not good time to sell.  When I did open houses they used to get busier around the holidays, even Christmas.  I think seasonal selling goes with the weather.  And we don't have seasonal changes.

I recently sold a home in December in 12 days. The house was priced right, it was clean, there was a negligible pest report and the house was in good condition.  The two open houses I held were packed with people who loved the home.  It had the elements that you suggest are important to sell a property any time of the year.

And I sold 2 this month priced exactly where the short sale lender suggested adn they lasted 1 day.

I gave them comps to prove higher but this is what they wanted and wham 1 day sales.

Sometimes they should oh I don't know, let the PROFESSIONAL do his JOB!

Every other day is good except Valentine's day, Halloween, your own birthday and the day they implode another older resort for a new one because of the dust. Vegas is a year-round real estate market.
