"What good is a license without work", some real estate professionals may ask ?

Forgive me for not being Stefan Swanepoel, although his prediction about too many agents entering the business in 2006 was right.

Getting listings is easy for some and a pain in the neck for others.

Working with the MLS can be a chore, especially if you're a non-affiliated brokerage.

And the loud cries of Sherman Anti-trust law violations cross paths with every real estate association when competition with the sacred REALTOR®-affiliated MLS appears imminent.

Real estate consultation, contract review and market analysis are key assignments for brokers, like myself, who don't take listings, but refer them instead to other agents of my designated choice.

Part of the motive for this is because of concerns with the restriction of free trade, violations throughout the nation concerning the Federal Trade Commission, rumored violations of Sherman Anti-trust laws committed by REALTOR® boards, and the advent of competng, non-nar affiliated multiple listing services providing the real estate licensee with the right to choose which multiple listing service they prefer within the listing area of their regional REALTOR® affiliated association.

The other part of the motive is that I'm wasting my time.

I've referred hundreds of listings in the last ten years and never accepted a referral fee.

Nor would I ever accept a fee, unless I were a co-op broker and my client had an interest in the referral and bought the house.

I've been invited to lunch and dinner a few times by mid-south agents, nothing more.

Is that hot air ? Isn't that what it takes to get your balloon off the ground ?

Tell me the damned truth, or coveted for that matter .

Would Stefan Swanepoel, also think that now's a good time for you to resign, start drawing your Social Security, or find another job before you file for bankruptcy ?

As a property manager, I AM taking social security * investing it in the stock market * I am NOT retiring as I love the work I do and I make a very good living doing it.

More agents need to REDIRECT their focus and get educated as property managers to SURVIVE for the next 3 to 5 years.
