Who's buying right now.....?  And why?

Who's not....?  And why not?

I'm looking for ways to identify my client a little more clearer.  I have many properties for sale right now but my cliental are slow to act right now.  Maybe you guys could help me out here.....

Everyone is on the fence for the perceived better values to come.   What you need to find are people that are motivated to purchase, and they are very few and far between right now.

Good point.  But, if everyone believes that the property values will go up, then shouldn't they be buying now?

This is exactly what happen to our real estate market BEFORE it went through the "hot" stage.  Prices were 'normal' but then came along the speculators.  If these investors/home buyers believe that our local market will change (which it will) for the better......then why are they sitting on the side lines?  What's stopping them from investing more?  Or is it that everyone is selling at the very same time....?  It's obvious that there are a ton of deals out there right?  Look at the MLS.  I guess when you have soooo much inventory, people are slow to act because they see soooo much to choose from.  But even still, the smart investor/home buyer is Proactive vs. reactive.
