Great posting Phyllis,

I think you are appositely correct on the fact that the house needs to be staged correctly.  This can make a world of difference.  One of the problems I have is after the staging the house will look great but if the clients are still in there, it can be a little tough for them.  Some people have grown accustom to they way they live and this becomes a problem that no stager can fix.

Great post, Phyllis.  We keep pounding common sense home, don't we?  How about this,  "If the agent teams to make the house loveable, the buyer will make the home livable!

If a house is priced properly, staged beautifully and promoted with a little imagination, it will sell much faster and the sellers who are living in their staged home will be in their new home in record time.

In this market, (unless your seller is an interior designer and good one) Staging is no longer an nice to do, it's a need to do.

I am a professional photographer and I must say that staging is critical.

I've shot both staged and un-staged homes and the difference is HUGE.

Agents that fancy themselves stagers and/or photographers - and believe me, there are plenty of them out there, are not just hurting themselves, but are ultimately  doing their clients a financial disservice.

Even changing the color can be huge. Here is the same home with two different color schemes:

Colonial with bold color scheme

Colonial with neutral color scheme

I think a lot of people just don't realize how much impact the photos have in getting a house to sell. Inventory levels are at an all time high and when a real buyer hits the real estate search sites and see dozens of homes in an area within a stated price range even the thumbnail photo has huge influence on which homes they even click on.

I think every stager out there should find a quality photographer in their area and team up - sort of like a 'wedding mafia' - if you don't know the term just call any wedding service provider (DJ, wedding planner, caterer, limo company, florist) and have them explain the term. 

Check out THIS HOUSE - it was under agreement in less than 40 days and it was not a cheap listing - about $850,000 and It went on the market the week before Labor Day this year.

Of course I totally agree with everything you wrote. :)  I continue to educate REA's on why they need to add a professional stager to their team.  It creates a win-win-win for the REA, home seller, and home stager.  Nothing could be better.

Here is a home that was repainted after repeated buyer feedback indicated that the original color scheme was "too bold". There was some re-staging as well.

Phyllis, as a professional virtual tour provider and real estate photographer, I absolutely agree with everything you posted.  Too often, a lot of agents are afraid of the costs that they'll incur to sell a home faster, but the simple fact of the matter is that these "extras" DO separate them from the competition.  Real estate is like any other business...you have to put an investment in to get a return out.
