The 4 Inch Thick, Incredibly Heavy, Big Book of Referrals versus Active Rain

The big CRS bookOn Friday afternoon, I got my exercise, as did CRS Realtors across the country, by lugging home from my office the new 2008 CRS Membership Referral Directory.  

 

This behemoth 3,263 page directory lists all the agents throughout the country and around the world who have obtained the coveted Certified Residential Specialist designation.  

 

What a book!

 

 

 

 

Out of curiosity, I put this thing on a scale.  It weighs in at a hefty 8 pounds!  By comparison, my Verizon Yellow Pages for Northern Virginia which lists many Realtors, but also plumbers, pizza delivery shops, cobblers, and beauticians, weighs in at a comparably lighter load of 5.0 pounds.

The CRS directory may serve as a source of advertising revenue for the CRS council whose classes teach us that print advertising is on its way out and internet advertising is the way to go. 

However as a tool for finding agent referrals, I have a feeling that this massive tome will find its way to the shelves and drawers of many a Realtor who prefers a more progressive and effective way of finding agents around the country to whom they'll refer their clients.

I love this post !  I use AR for my referrals now too, even though we can access Re/Max agents from mainstreet. IF they are here and Remax so much the better, but not necessary. Good stat's.

Brian:

Your example is too funny.   I started on my CRS designation but had to postpone it to get my brokers license.  Once I do get it, I would never use that directory to find someone.  I go online and research agents and try to find the best fit for my clients/customers that are moving out their way.  Now, I would search Active Rain.

Brian, when I got mine I couldn't believe it was even thicker than last year's!  I must admit I got one really good referral from CRS last year so I am certainly glad to advertise in it as well.  I wonder how many AR members are CRSs?  In the future I expect to get an increasing amount of referrals through blogging and AR while I imagie the CRS's will remain the same. 8lbs...that is so funny!

JESSICA:  Thanks for your comment.  I thought we could all use some humor on a Sunday morning and the office manager in our office almost threw her back out lifting all these books onto the front office desk!  I'd highly recommend finishing your CRS -- I completed mine in January and attended the excellent Sell-a-Bration event.  I doubt I'll ever look in the directory.  In fact my edition from last year is about to hit the junk heap, if I can locate it first.

I love my CRS referral book and I use it all the time.  The book comes in very handy especially for areas that are not listed on the internet or for locations where I do not have a referral agent.  If you haven't seen the Cyberstar Group that is another great source http://www.cyberstars.net/cyber.htm and Howard Brintons Home Agent http://www.homeagent.com/.  I used to love RE/MAX's referral book which was about the size of the CRS but they did away with the book in favor of the online book.  My personal preference was to have both the way CRS did.

SAM:  I love the CRS classes, designation, and conference.  However, I just can't see the justification in printing such a huge book and using up so much paper when a CD or online roster would suffice.

That's just mindblowing.

I agree about the paper use and I believe that may be partially why RE/MAX did away with their printed directory.  However, if I had my choice I would rather have the book over the CD.

SAM:  I just find the computer a much more convenient tool than an 8 pound book.  If I am away from the office or home where the book is located, I can look someone up on the internet very easily.  I won't be dragging the huge referral book with me wherever I go.  I'm leaving for a week's Thanksgiving vacation tomorrow in Florida.  If someone wants a referral I can use the internet at my parent's house.  I'm not packing the CRS Directory.

Brian - I asked the rep at the CRS booth in the NAR Expo why they continue to publish and ship a huge directory instead of producing a CD or making the info available online. She told me that they tried a CD a couple of years ago, but the members preferred a hard copy.

CRS needs to go digital with this and make it a living, breathing resource. A real-time directory would bring so much more value to the members and agents looking to place referrals.

Brian, I've been a real estate broker for more than 32 years. I have NEVER sought or wanted a "designation." I just don't understand that mentality. And especially in your case. Aren't you an attorney?

BILL:  Thanks for your comments.  I don't seek the designations for the sake of having a designation or letters after my name.  Neither do I flatter myself that I am an expert Realtor solely because I graduated law school and have worked as an attorney.  My greatest learning has come through practicing real estate, working with buyers and sellers and dealing with the situations that arise during each transaction.  My mentality is not to brag about designations.  Rather, I have found that I learn something new and useful during each course that I take.  And one new idea that I've learned from a teacher or other Realtors in the class that can help me be more effective, make more money or serve my clients better makes the designation course worthwhile to me.

Brian, I've learned a lot here. I was just sharing my attitude about designations in general and in your case in particular. I have felt that from the beginning designations were the refuge of the otherwise uneducated. If you are educated you don't need "any stinking designations." I agree that in every transaction, every class, every encounter with other agents there is something to be gained. Every day is a learning experience.

Thus, we're looking at 9,789 trees killed to produce the CRS directories.  That's a serious forest!

I agree Active Rain is definitely the way to go!  I have a rental property and my tenants are now reading my blogs to read up on the real estate market and have called to comment on my blogs!  The word is getting out!

The CRS was the only designation I had any interest in having, now I'm not sure I would be wasting my time with that designation. I know that none of my customers care about designations, and I believe the collective knowledge of active rain far surpases anything I can learn from sitting in  classes for days. Maybe the best training is to read the better blogs every day and implement the best practices of realtors around the country.

Wow, we have really stirred up a great discussion.  Brian you are to be congratulated for the article, which I am making a featured article. I am a Chapter President who was present at the last meeting in Vegas where this book was a subject of referral. 

Thank you so much for this article.  I would be inclinde to agree, HOWEVER.  There is also an online CRS directory, which you will find weighs the exact same weight as the Active Rain directory.  

 

Although I use both Active rain and CRS online for referrals, I always look for a CRS designee.  I know that a CRS has the level of experience and education to excell.  I hve never selected a bad CRS.  With Active Rain you have no idea how much actual sales experience is behind the many hours of Blogging.

GUY:  I do agree with what you have to say in your comment and I know that there is an online CRS directory.  Of course, with Active Rain, I would do my due diligence to make sure that the blogger is not just an excellent wordsmith but also a trustworthy, honest, and hard-working experienced agent.  CRS does give somewhat of a shortcut to knowing that someone is qualified to do the job.

It is wonderful to see a post about CRS come alive.  It will be wonderful to provide this feedback to the leadership at CRS.  

In our discussion, in Vegas last week, there was a lot of support for keeping a directory.  Some stated that it was an office resource (though I personally see online as equal)

There are those who prefer the paper version too.  (It won't be anyone reading this article though!!)

What a waste of trees and resources - you would think they would be smarter than this especially in this day and age. Go paperless!! I personally wouldn't pick a referral source out of a book, because IMO anyone can get a designation if they want to sit through the classes and pay the fee. I'm all for continuing education and designations, they are extremely valuable and important. But here at AR, I can get to know how someone works and get a feel for his or her personality.

I wanted to take this opportunity to address the concerns as I am the staff member at the Council responsible for the production and distribution of the Directory.

The 2008 Print Directory is 3,296 pages, 16 pages larger than the 2007 version. The size of the Print Directory has steadily increased since 2003 when it was nearly 1,700 pages. The increases are partially attributed to the increase in the number of CRS Designees listed.

However, the overwhelming majority is due to the increase in member advertising. Many of our members choose to purchase photo listings and display ads because they find it to be a good investment for potential referrals.

All members were provided with the opportunity to opt out of receiving a book. When you logged into your CRS Advantage account at http://www.crs.com/Advantage you would have seen an option to not receive the 2008 Book. We had nearly 3,500 members opt not to receive a copy, up from over 500 last year.

The issue printing a Directory is periodically reviewed by our Membership Development Committee and Board of Directors. The Committees did vote to sunset the Print Directory several years ago, but due to overwhelming demand voted to reinstate the production because it was a member benefit. The cost to produce and distribute the books is offset by the advertising revenue received. Just last week, the Committees struggled with the issue of two volumes for the 2009 Book. Several members indicated that they preferred two volumes.

The Council does have an online directory and has had one since 1996. Over the years the information displayed on the Online Directory has expanded. Members and the public can access the Directory at http://www.crs.com/Find_A_CRS.

The Council produced a CD-ROM version of the Directory but it was sunset in 2002. The CD-ROM directory was originally created to provide members with an easy way to search for CRS Designees with specializations in certain markets. By 2002 all of the functions that were previously handled by CD-ROM were incorporated into the Online Directory. In addition, the Online Directory was updated nightly (now immediately) where as the CD was just as outdated as the Print.

GUY:  Thank you for your comments and for writing a follow-up post.  I actually e-mailed this blog to a bunch of the leadership at CRS whose e-mails were listed in the front of the directory.  It appears now that at least one of them (Colleen McMahon) has read it and provided us with the situation from the inside perspective of the CRS organization.

KELLY:  It certainly is a lot of paper.  I also feel that continuing education and designations are important because they provide you with a certain caliber of instruction and experience.

COLLEEN:  Thank you so much for providing us with the insider's perspective and thought process of the CRS Council regarding the Membership Directory.  I'm glad to know that you've read my post and the opinions in the comments here.  I know that I will opt out of next year's print edition.  I feel that there is a lot of value in the CRS designation and to referring to another agent who has the CRS designation, but just don't feel like the huge printed book whose information becomes stale almost immediately is worth the expense and paper.  I'll opt for the online directory any day.  Of course, even that is not as dynamic as a community like Active Rain where we are able to get to know a member's personality as well as their business acumen.

Hey, Brian.  You couldn't bring up a bigger truth!  I received a call Wednesday afternoon from some one wanting to know more about one of our listings.   Turns out, her husband is in the military and they'll find out if they're staying or being relocated in two months.  I was able to confidently promise to refer her to an agent if they were sent to a new post.  I KNOW I can find some one on AR who would treat her well!  Prior to AR, I'd hit google and merely judged some one by their web site and credentials and a single phone conversation.

I think if CRS wants to continue to compete and provide a service they need to come up with something similar to Active Rain.  Brian, I'm with you...referring a valued client to a picture and a phone number is a thing of the past...and that's coming from someone who is a CRS member.
