John, this looks like a great neighborhood.   It's just the kind of place I'd want to live if I was moving to the Albuquerque area.  I especially like the idea of living on the edge of the forrest.

almost 4k sq ft for 550k actually is priced pretty fair and when you toss in insanely low rates you have to ask... what are people waiting on as they can buy this for likely well over 1000/mo less than they could of just a few years ago

Good Morning Doug,  You would be correct about the stability of this neighborhood.  It really is a demand area, the days on market is skewed because of a few bad apples but overall a very healthy area.

This report on Bosque Del Rio is stunniningly informative. I can see that home sales prices are very tightly clumped which lets me know the cost of entry for the area. But what I found most informative is the statement that this is a very connected neighborhood. I am not sure how common connected neighborhoods are in Albuquerque, so if you want to buy real estate in the area, call John! He has the answers to your questions!
