SOLD homeIt's no surprise to report that Hilton Head Island Real Estate is UP - closed prices, number of sales, AND that new listings are down. 

At the moment there are: 686 homes on the market with the highest priced an oceanfront in Sea Pines Plantation at $7,995,000 and the lowest a mobile home for $84,000 - yes, we have mobile homes on Hilton Head Island!

There are 132 pending or contingent ranging from a list price of $1,695,000 to again, a mobile home, listed at $74,000.

49 homes closed on the island in January - a high of $3,995,000; which closed at $3.5, and the low, a townhome listed at $125,000 and which closed over list at $135,000.

Our average days on the market were 183 and average sale price was $575,650 (up by the way from 48 homes closed in January 2011 at an average closed price of $483,315).

Our pluff mud is definitely firming!

Susan... it sounds to me like you're in the middle of an excellent market there on Hilton Head Island.  It is too bad that the national media only seems able to talk about downers... when professionals like you are doing such an excellent job.  Hooray for Hilton Head Island, and Hooray for you !

Susan~Isn't it nice to be in somewhat of a resort community and actually have some positive news?? I've known about Hilton Head since I was a kid, because my dad's company sent my mom and him along with a bunch of other ARCO employees to stay there, WAAAAY back in the days when they did that sort of thing!

My brother-in-law goes there faithfully every summer to spend time with his family. I loved reading your profile, it felt somewhat akin to how I approach my real estate in the small community of Fishhawk Lake where I actually reside and have been for several years, fulltime, and a weekender before that. It really helps when you can tell clients about the weather (always seems to be a question regarding THAT), and the nuances of living in that type of unusual community.

Yes, I admit I am bullish on our area - and just another indication that real estate is local.  Nope, the evening anchors don't like to get quotes from those of us who are honestly positive and excited about 2012!  Thanks for your kind comment - and of course - if any of your folks tire of going to your beautiful coast - and yearn for our ocean, I'd be happy to help them :-)

Gayle - yep - that's how most folks start here.  Either with a time share, or vacationing then of course I point out that the people from whom they've rented all these years sure do appreciate their paying the mortgage for them!

The weather has been so surprising here - a winter with an average January temp in the low 60's!  Yep, we're lucky folks - and the Town of Hilton Head is getting ready for all of our visitors by again bringing in sand!

I'll bet Fishhawk Lake is beautiful! I've never been to your beautiful state but hear that it's stunning! Best wishes for a great 2012!

thanks for sharing some positive news concerning our locale. It is great to hear a positive attitude when so many seem to just complain about how terrible the market is.

I love your comment about "pluff mud". It reminded me of several years ago when I was at Beach City beach and photographing wildlife (birds). I had walked out a considerable distance (low tide) and started to head back to the edge of the shore and found my self knee deep, then waist deep in mud. What a panic time, since no one else was around (except some laughing gulls). I managed to somehow plod through and get to shore.
