Builders are throwing cash incentives at anyone who will buy one of their inventory homes and close by the end of the year. Some of these deals seem too good to be true but are very real. One builder is offering a 1316sf home for $99,400 and another is offering a 4046sf upgraded home for $299,951. Cash incentives of up to $175,000 are in store for lucky buyers today.
I receive daily e-mails from almost every builder in the Valley, as well as Queen Creek, Maricopa & Casa Grande, offering tremendous incentives to buyers. They are taking losses to help their end of the year sales figures.
If there's ever been a good time to purchase a new home, this is it. As always, you should be represented during your purchase of a new home and must take your Realtor with you on your first visit to the models or you won't be allowed representation. Remember that the Agents at the model homes represent the builder, not you. A good Realtor can guide you through the transaction process and is there to help you avoid the pitfalls.

I love new construction for this reason, however there is a new evil. Builders claiming chapter 11. This means any funds your buyer has with the builder will most likely be lost.
