Build San Antonio Green - Featured Green Certified Home

After talking green I decided to do a post about a featured project in San Antonio, Texas. I spoke at length with one of the program directors and will also be presenting some data soon about pricing and certifications with respect to ROI. Today's buyer wants a comfortable, affordable, energy efficient home - which is what a green home is. But there seems to be a stigma about price due to media and uninformed consumers about the full scope of environmental building science.

Tierra del Sol is a city run program for affordable housing in San Antonio. Our median price is about $156,000 so around here, "affordable" means under $156,000.  Kris Jabrowski, one of my contacts at Build San Antonio Green tells me that there are over 857 certified green home to date, with the majority being between $110,00 - $250,000.  By today's standards, that is quite affordable. Featured Project

Neighborhood Housing Services Homes in Tierra del Sol

This month’s featured project features homes built by Neighborhood Housing Services, a non-profit affordable builder in San Antonio. These homes are in the Tierra del Sol neighborhood and will be featured in the Affordable Showcase of Homes
Designated “affordable” means each of these homes will sell for $110,000 or less. Build San Antonio Green is proud of these and the other affordable homes we have certified, as it demonstrates that green building is available at all price points.

Some key features of this month’s featured homes:

  • Priced at less $110,000
  • 2-Story, 3 bedroom, 2 bath, and 1 car garage floor plan
  • Square footage of 1,200-1,400
  • Northside School District yet only a few minutes away from downtown
  • Certified both under the Build San Antonio Green Level 1 – they are at least 15% more efficient than current City code in energy.
  • ENERGY STAR appliances
  • ENERGY STAR low-e windows
  • CFL lighting throughout the house
  • ENERGY STAR programmable thermostat
  • Low VOC interior paints
  • Low-flow sink fixtures, showerheads, and toilets.

Hi Cathy. Nice Feature on Green Home Certifications. I didn't realize that were over 857 certified green homes in our area. It does seem to be very affordable. Other home owners are sure to step up and take action soon.

Hi Kwee, they can be affordable. I really should have posted this when I first started talking green. I'll probably do this once a month. I think it would be a cool blog to follow, and show that green is affordable; it's eco-chic that is so costly.

Hi Jerry - thank you.  If I can spread this kind of word then yes, people will accept it. The issue is the perception that it's expensive and an all or none proposition. I have another blog to rollout on levels.

Hi Cathy - You have a great point about public perception of Green being out of sync with the facts - so many features are reasonably priced these days, and many qualify for tax credits or local assistance. And we're seeing many of these become available in affordably priced homes here as well. I think the whole issue is trending in a positive direction now - and posts like yours are helping that happen.
