Build San Antonio Green - Residential Retrofit Program

Hand in hand, if you read my blog on this month's featured certified green home then you may have wondered what the certification program is about. Albeit San Antonio is a low cost home community with traditional ideas, it is considered one of the country's leaders in green home living because of our initiatives by the city. I originally learned about this when I obtained my NAR GREEN designation; we were featured in one of the training segments, which I found inspirational and encouraging

A collaborative effort between the city and the Greater San Antonio Builder Association,  we have Build San Antonio Green, of which I am one of two Realtor members. Many home buyers want to buy a beautiful, affordable, comfortable home so they are not focused on green per se. See below what home owners can do to obtain all of those goals.

GREEN RETROFIT PROGRAM

The Green Retrofit Program is designed to retrofit existing homes in the areas of Energy, Water, Site and Health. The Green Retrofit Program features three levels. Solar potential evaluations are required for Green Retrofit Level 3 projects, and are an option that can be added to Green Retrofit Level 1 or Green Retrofit Level 2 projects.

Green Retrofit Level 1:  Designed for the homes’ pre-retrofit HERS Index to improve by 30% in energy.

Green Retrofit Level 2: Designed to bring the home up to current code or better by requiring an improvement in the homes’ pre-retrofit HERS Index by 50% in energy.

Green Retrofit Level 3: Designed to bring the home up to current code and then increase efficiency to at least 50% above current code. Solar energy systems are required.

ENERGY RETROFIT PROGRAM

The Energy Retrofit Program is designed for newer homes or homes that have already had some retrofit work done and do not need a “deep retrofit” as required in the Green Retrofit program. The Energy Retrofit focuses on improving the energy performance of the home.

Energy Retrofit Level 1:  Designed for the homes’ pre-retrofit HERS Index to improve by 30% in energy.

Energy Retrofit Level 2:  Designed to bring the home up to current code or better by requiring an improvement in the homes' pre-retrofit HERS Index by 50% in energy

That sounds great, Cathy.  Some the work you listed sounds like the work Community Housing Partners does for residents in this area.  Ironically, our electrical contracting company does a lot of these green upgrades for them.  Have a great week!

Cathy-  San Antonio sounds like such a progressive city (and I mean that as a total compliment)!  Bravo to the city leaders to embrace the sustainability movement and ensure incentives for homeowners and builders to embrace these practices!  Bravo to you for being likely one of the few REALTORS that gets it and sells it!!

Hi Mike - it is a city sponsored thing and CPS is a partner because we have brown outs from time to time and the city recognized the value of reducing energy consumption. I have a great blog to roll out about that!

Hi Chris - I'm glad you clarified your comment, but i know you always mean good so I would have assumed that even if assuming can be dangerous. I'm working on networking with the builders who need to move inventory and are building green.

Hi JaneAnne - I'm well rounded when it comes to green. I'm not just interested in eco friendly. I want to see our city progress and our citizens be environmentally and energy aware.
