Diana, I've been following your post and did read the one about renting houses that would otherwise be empty. I get it, people in houses is a good thing. But I'm curious, what is the difference between a payment and rent on these houses?

Diane - The rent to own option over the last few years was not popular however I am seeing more evidence of it now.  I do hope you get those properties rented quickly.

Dena:  Hello!  Rental payments are similar to house payments that include PITI.  Most of the rental charges would be a little higher than the equivalent of a mortgage amount IF the homeowner were financing at 100%.... of course this would be based upon current market rate of the home.  The declared value is always given at the time of the R2O.  Hope this helps... enjoy your holidays!!!

GEORGE:  Thanks for hoping successes for us!  So nice of YOU!!!  We've had many attempt to rent the Homewood house, but we  just could not accept them based upon different factors.... we are working with a prospective couple now that just may work out very well.

The rent to own is just like the buying market.... here we have more that would like to qualify, but lack the definitions needed to back them up.  Have a great holiday season George (if we do not communicate further).

Jennifer:  Rent 2 Own has (as you've noticed) is becoming a welcomed acceptable option, making it's way into the industry as a hope and help for sellers, and is helping to CHANGE the way the mortgages are being done....

Julie:  "Busy" is not an exaggerated word to use for me!  Some of what i'm getting to though, is my pile which was neglected while i was "actively raining" LOL  Don't think i did not miss YOU and others, but i had to get in order.... still on my way for that

Now, the ideal would be for me to have 2 full time assistants, a maid, chauffeur, and an accountant...... then i'd have the time!!  Thanks for missing me, sending your prayers, and blessings!  Have a superb holiday season with your family Julie.... see ya soon!

Hi Diane,  Boy, looking at those prices I wondered if you were having a fire sale or something?   Your tenants in the midwest don't know how good they have it.   We don't have a single unit in our inventory renting under $1,000.

Diane,  LOL back to you in spades!   You are certainly my kind of person!   Being filled with love to overflowing is a great characteristic.   That's the good thing about Hawaii, or at least one of many good things, we really don't have too many high rent districts.  Lots of mansions right next door to our average homes.  But now, without land, everyone is moving into highrises as they expand into the countryside in ever increasing numbers.   But the rents are still high.   Have a great Holiday, especially a Very Merry and peaceful Christmas.
