Rural Development Loans

 

 I recently had a customer who qualified for a rural development loan after they had been turned down by their local long time bank. This is how it works.

USDA Guaranteed Rural Housing Loan/100 % No Money Down - This loan is used by borrowers to purchase a home they will personally occupy.  This 30 year fixed rate mortgage is offered to families whose income does not exceed 115 % of the median income for the area.  There is no loan limit as long as the borrowers meet income ratios.  This no down payment loan can be used to purchase rural property (most city properties in Western Colorado and Southeastern Utah are eligible). Closing cost and repairs can be included if the appraised value warrants. There is a 2% up front Funding Fee, but this loan does not require monthly mortgage insurance premium.  New homes have a minimum landscape requirement.  Older or existing homes must meet minimum thermal standards.

RD loans just have to qualify as a rural living area.

Most everywhere around here in Palmer, Wasilla, Big Lake etc qualify as rural areas because they do not meet the large city requirements.

I recently worked with a buyer who used this loan. Their credit was not in great shape and other banks had turned them down. However, after getting into the approval process I was informed that the USDA computer system was not working. So instead of closing on time we had to delay closing almost a week past our original 28 day timeline. This caused a lot of stress to my buyer and me. I never really got a straight answer about the cause of this delay. I hope that the United States government can work out the kinks in their computer system before too many more people get delayed like us.
