How many listings have you seen with these comments on them?  How effective are these comments.

Motivated Seller

Do they think they are unique?  Are the other sellers not motivated?  Why do they have their homes for sale if they do not want to sell them?  Please get serious.  Possibly they may be referring to some of the sellers who have their homes dirty and hard to show.

Priced to Sell

If the others are not priced to sell, what are they priced to do?  Do they just want a free real estate sign in their yard?  Maybe it strokes their ego to have ads in the newspaper for their home.  They could have wanted pictures of their home and felt that REALTOR® will give them free ones if they sign listing.  Possibly they feel that the phrase "priced to sell" will prevent buyers from offering less.

Please get serious, the other listings are priced to sell and the sellers are motivated.  Some more motivated than others, but none the less they are motivated in almost all cases.  If you want to grab someone's attention try promoting the virtues of the property.  If you have it "priced below market" that might get me to look before "priced to sell".

If you have it tagged "seller not motivated" that would save me some time.

With inventories growing in many markets, be a little creative.  The same old tired clichés will not cut it.

One of my favorites is "price reduced".  My theory on that is "Price reduced = Previously overpriced".  It's one of those little cliche's under my skini.

Randy you hit the nail on the head - Now I need to hit my sellers on the head.  I have one of these crazy listings and they are one of those people I think just loves wasting my time.

Randy - Our board actually is trying to discourage the use of "motivated seller" because it gives all the power to the buyer. BTW, have you recovered from Vegas yet?

Sellers also need to know that buyers now regularly work with buyers agents and they have access to an objective CMA just like the sellers have always had.

About the only buyer who is suckered by the "priced to sell" or even the "priced below market" is the buyer who is smarter than all the agent and represents themselves and accepts the seller's agent's pricing and buys as a customer.  In that case, the seller's agent has no responsibility to provide the buyer with pricing information. 

Experineced buyers agents don'tneed to be tolk a price is "low", "below" or "the deal of the century".  All we need to know is that the house is for sale and we'll take care of everything else.

I think a lot of these comments "priced below . . . " are written for buyers.  Hopefully, they're not written for agents because, if the house is really not priced below market, the listing agent is going to appear to be rather incompetent.

You must realize that as real estate agents, we see it evryday but a potential buyers does not. So while the title may not be effective to us, it would to a buyer.

I'm guilty of a few of those..I won't lie..but in this market ...they are worthless...like you said...who isn't motivated and yes...we should put in not motivated so we can pass that one by and look at the other 100,000 on the market. Anytime might be requested by the seller for some reason.

I too have used the motivated line. I guess the real truth is the price tells the real story - motivation!

AND how about the "reduced for quick sale" comment?   Always makes me think of the bin of near rotted bananas at the grocery store!

Linda - I was feeling it this weekend, but went straight back to work.

Suzanne - I catch myself doing it from time to time and have to stop and change direction.

Lenn - I like the one that is marketed lowest priced in the subdivision and then tow others drop their price.  The listing agent then does not update their listing information making them look dumb.

Neal - I always loved those two lines.  All of my listings are price to sell and the sellers are motivated.  I wonder of these agent are used to not pricing their listings to sell.

Gary - The price does tell the story in most cases.

Along the lines: "priced below" - maybe we could start with "way overprice, come back later" or "can't find comps to justify the price"... :)

Renee - I have actually said it to other agents.  I had one desperate agent a coupler of weeks back go on and on about the listing when I tried to schedule a showing.  I told her all of my listings were priced to sell and all of my clients were motivated.

Mary - I would rather see than priced reduced, the bidding will begin at.....
