Real estate agents show properties every day to people they don't know. What if the "prospective buyer" is just using the situation--whether an open house or a private showing--to isolate the agent and put them into a potentially dangerous situation? This is unfortunately one of the possible scenarios that go with the territory.

With competition up for getting buyers, agents, males and females, maybe too eager to meet with a buyer before evaluating them first. All agents need to make sure to have a safety system in place to decrease the chances of something happening that could place them at risk. Here are a few suggestions:

  1. Ask questions of the prospective buyer to legitimize their interest in the property you are going to show them. 
  2. Always leave the buyer's information, especially a phone number, with someone before you go to meet with them.
  3. Do not park too far away from the property you are showing.
  4. Be extra careful when showing a vacant home.
  5. Consider bringing someone else with you--safety in numbers!
  6. Trust your instincts! There is probably a good reason for that little voice screaming in your ear!

FSBOs are at even greater risk for personal attack since they don't have an agent to filter out some of the questionable people who could show up at their door. This might be a good selling point if an agent is trying get a FSBO listing.

So agents should play it safe. Be on guard, but also don't let anxiety about being in isolated situation affect how properties are shown.

While safety issues are rare in my area, it's better to be safe than sorry. some folkks carry whistles, or some legal defense spray. Good reminder!

I would recommend a great book: The Gift of Fear, by Gavin De Becker. If you haven't read it, pick it up at your local library or hop on Amazon to get it. Great "survival instinct" advice for anyone who places themselves in potentially dangerous situations which, actually, is all of us.

Great advice.  You don't need to be paranoid about the possibility of being attacked but you do need to be ever aware.   A realtor in the Bay Area of Calif. was raped and almost murdered.   The suspect was apprehended and when questioned as to why he attacked a real estate agent, he told the police that a fellow inmate (he had just been released from prison) told him real estate agents were easy targets because they ususally had money, a car and were alone.   It appears the word is out there so you need to be prepared.  In addition to the advice given, let the prospective  buyer enter the residence first, never put yourself in a position where you are boxed in.   Have an avenue of escape.  Have the prospective buyer meet you at your office not at the residence, especially if it is vacant.  Try to go in separate cars.  Always have a fully charged cell phone with you with the local police number on speed dial.  By the way there is a  new product out called the Agents 911 that plugs into an outlet in the house and the agent wears a pendant or a bracelet.  If there is trouble and the agent needs help she can activate the system and a 9ll operator is made aware of her need for assistance.  

In addition, I would always have a self defense product with me.   It still takes time for the police to arrive and you need to be able to protect yourself/or escape from a dangerous situation.   A pepper spray pen or a cell phone stun gun would be good choices.   They look like a pen or a cell phone so they would not be offensive to a legitmate buyer but would be at the ready in the event the buyer turned out to be a predator.   At least an agent should have an electronic whistle.   You must be mentally and physically prepared to defend yourself and a good way to do this is to think about the possible vulnerable situations you might find yourself in.   Then, you must fomulate a plan to escape the situation or avoid it.  If you play the scenerio over and over in your mind, should it become a reality you will react automatically and not freeze or panic.  

I have several good friends who are realtors and I have a law enforcement background so I know the dangers and the remedies.  It is a sad thing that we have to live like we are prey animals in the jungle but there are predators out there waiting to take advantage.   Take their element of surprise away by being prepared.   Be safe, not sorry.    http://www.peppersprayetc.com

I just bought the pepper spray and I feel that although I probably won't have touse it, I feel more in control and that I could handle the situation.

Rosie, thanks for all of the extra advice for agents to stay safe when showing listings. It is so important to feel like you have prepared yourself, like Judy said, so that you can continue to do your work. You don't want to make your clients feel like you distrust them. Always have that backup plan!
