I'm not sure I would LEAD with who pays for an attorney - I would stress your aggressive marketing program and resident retention to lower costs to clients.
Thanks for the feedback. I will take this into consideration with future marketing and weight the benefits. I do believe, however, that most single family homeowners are concerned about tenants walking away or destroying their largest investment. This is where we stand above our local competition, and being a new service for my company, I want to make that top of mind for potential clients.
I do appreciate your feedback and will look into adjusting the marketing.

Jeremy - been doing this for 45+ years and started 2 property management businesses from SCRATCH * lead with your strong suit.
In my area, I am the ONLY property manager with an AGGRESSIVE marketing plan for placing my rental listings on Craigslist - I actually have a spreadsheet that I can show them and to a CL search for my name in my presentation.....It shows up for the last 3 days AND when I do my top competitors' names, they do not show up on the weekends.
THAT'S MY STRONG SUIT!
I address possible eviction/non-payment issues when asked. I use screening resources that DIY landlords do not have access to which is why most of these "horror stories" happen to DIY landlords....not professional property managers - SEE no mention of an attorney is necessary
