Interesting how people form an opinion when they hear that someone is in foreclosure.  Little do they know the history on how people got into this position.  Most often it's health related, a divorce or even a bad choice in financing.  Whatever the case may be...there is always a story attached to the situation.

Volusia County understands that and I imagine there is help throughout the nation...help to get these human beings back on their feet.

There is help out there......

A portion was published in the newspaper this morning with a several page spread.  Yes, there is help but most often times seller's are afraid to ask....this is great for any realtor in the business .

many of the mortgage companies (after about a dozen or more phone calls) are starting to listen to reason and adjust rates and monthly payments - the loss mitigation department is the place to start! something is better than an empty house sitting on an already full market!

Midori, as I understand it, to take advantage of any of the state or federal programs available to people facing foreclosure, those people have to have good credit.  From what I know, most of those people trashed their credit trying to keep up with their bills and their mortgage payments.  It was a situation unforseen by them and of course financially unmanageable.  So, if one has bad credit is there anything out there available for those people?

Terry-that is not the case.  The Salvation Army does not care what type of credit you have...they are here to serve.  Same with the churches...These organizations help people either to save their homes by providing the funds to make them current, or give as a gift for rent.  Each organization is different each qualification is different.    Loss mitigations is not going to re-finance them but step in to help them get a payment arrangement through their banks.

Ann-This info was available Sunday,  within the 6 page spread of our declining market.  Let's just say..it was a very ugly picture of our local market and local economy...fortunately they did post this helpful info

Midori - Great post.  Most people fail to see the human side.  It is not alway because someone buy more than they could afford.  A growing factor is health related, it does not take much to get wiped out by medical expenses.  Divorce has also pushed many women and their children into poverty which usually mean the house goes.  I am sure any help is appreciated.

I just wanted to agree that part of the problem is the perceived stigma attached to the word foreclosure.  People are ashamed and think that we will think less of them. Then they wait and struggle on their own.  They usually don't ask for help until the situation is desperate and they are about to lose everything.  Most of the people I talk with in this situation have lost their jobs.  That is certainly not a situation that was created themselves.  As real estate professionals we have to have the information they need.  The programs mentioned above are great.  Thanks for taking the time to type them all out.
