Low Ball offers are being accepted LESS and LESS in North Branch, Mn

By
Real Estate Broker/Owner with WHISPERING PINES REALTY 20398180

If you are looking for a steal...Ask you agent where you may be able to find one.    North Branch Mn. is not a good place to look for a steal.

Why?

Because, our inventory is low.  Many homes that are in good shape are selling near or above list.

Now to qualify that just a bit.  If you find a home price 25% over current market and can get it for near market...that may be the steel you keep hearing about.

North Branch, Mn is on two major highway arteries and is an easy commute to the twin cities.

North Branch, Mn is a Bedroom community that still has some great living.  So if you are looking to move here, be prepared.  the local Real Estate market is heating up and prices are following.

Nicely maintained homes will ask for a good price.   But, If you compare today's prices with 5 years ago...All of the homes in North Branch,MN are a steal today!

Caring expertise...knowledge for you!

Good news that thinning inventory is slowly shifting that "lowball" moment.

Bringing you home...

I think that many of our areas are getting to that point. There are deals to be had for sure... just not low ball offers.

Bill, my area is finally starting to show the signs.  I am thinking by late summer we may be where you are now.

Bill, this is much the same message I'm giving buyers in my area.  After they've lost 2-3 to low-ball offers they usually come around.

Now on to the really important stuff....................."HAPPY B DAY"!!!!!!!

Great point, Bill.  If today's value of the home which is less than 5 years ago isn't enough of a "steal", buyers should also factor in today's historically low interest rates - now THAT's a total steal - great price on a home, great mortgage rates, affordability at it's best.

Bill....

It's great to hear that things are picking up in your area. We are seeing fewer "value" priced houses in my area too!

Bill, this is yet another sign that the market is shifting.  Seller's are not as desperate, because they know the inventory and the DOM are shrinking.
