2011 Home Gain Survey Results and a Home Stagers Viewpoint!

Every year the Home Gain Real Estate Blog  publishes a Home Improvement National Survey.  The results are compiled from 600 agents nationwide to determine the TOP 10 Low Cost DIY home improvements for people getting ready to sell their home.

And since I have been following this, Home Staging has ranked either 2nd or 3rd withHOUSES   Cleaning and Decluttering being #1.  Alternating between 2nd and 3rd with Staging is Lightening and Brightening.

Now while I love that Staging ranks so highly,  as I was reading the results it occurred to me that Home Staging as I view it actually can encompass all of the home improvement items on the list.  

Home Staging isn’t just about moving furniture around, lighting candles or placing fresh flowers around.   And in fact, I don’t know of any Stager who ever suggests having a lit candle in the home when the owner is not present!  

A basic Home Staging Consultation addresses all of the items on the list from cleaning and editing, painting, repairing, updating and enhancing the basic “bones” of the home.   A Home Stager will look at the total package, inside and out, from front yard to the back patio or deck... from what needs to go and what can be used to help show the possibilities of the home.  

A Home Staging Consultation can help a Seller prioritize their DIY projects so  preparing their home for sale will not be so overwhelming.  This is especially beneficial to those on a limited budget and tight schedule.

Will you get more money for your home if you stage it?   In this market, who can say.  But what I will suggest to you is that Staging your home will increase your chances of a Buyer wanting to see it because of how well your home will look on your MLS listing.  

If the photos don’t entice the Buyer there are other homes that will.

Price will always rule and to help you get that price make sure you prepare your home so that its condition warrants the price you’re asking.

Good one Stager Star Kathy. I'm going to check out the survey too. I can't imagine people not recognizing the importance of staging their home. Blows me away that people spend money detailing  car prior to a sale, but don't get that the same principle applies to their home.

Al and Peggy- what a shame.  They need to listen to you!

Malcolm- The tough ones are the vacant ones.  In my first staging I remember hauling 2 Oriental riugs down into the basement  for storage.  

Birgit- thanks for the reblog!  I agree wiith you.   We have to spend so much of our time trying to educate people on just what we offer in Staging.  

Craig- Thank you.  I'm not sure where they come up with the dollar figures for this but it's nice to have the info. out there.  

John- Thanks for the suggest.  I think that some people have seen some of the shows on the cable network and fear we'll come in and start ripping and replacing thing.  

Peggy - your area is much stronger in the support of staging.  In some areas Staging is almost the norm when a house is being sold. 

Kim- it is, isn't it.  How about your area?

Debb- that is a great comparison.  Some people will spend money to have their car detailed, and on a regular basis too.  But, suggest that they invest improvement to help sell their home and you meet a brick wall.

Mike- I was in a home several weeks ago and that's one of the things we were working on... trying to brighten the master bedroom and some of the other rooms.  I have the seller off to buy some lamps for some of the areas. 

Janice- thank you.  Every time I've read the results of this survey, it struck me that staging covers all of the items on the list. You should go to the survey and click through to what they say staging does... like having a fire in the fireplace or putting out fresh flowers.  I had to laugh.

Hi Kathy--great feature.  I do wish Home Gain would rename this survey "The Benefits of Home Staging", since, as you point out, we touch on every one of these subjects.  So much competition on the market these days, so it takes some work to make a home memorable.

Love the difference a stager can make in a home.  In our rural area, few people will work with a stager, but I took a staging for Realtors class, and I can at least do some minor things to make the home show better.

Dear Kathy,

Good stagers can do a lot with what the owners already have. Sometimes, the independent eye sees things, that our brains edit right out because we live there. Unless you are diligent about cleaning every Friday and putting everything in its place all the time, there will be stuff, that was left sitting somewhere or chairs that were not moved back in place or dead flowers that could be snipped off that would just make the home more appealing to someone, who does not know and love it as well as you do.

Good stagers are important because most people get swayed by appearances rather what is really important.   It is almost lke they are buying the polish on the apple rather then the apple itself.  Keep doing your good work.

I think home staging is very important.  However, with most of the sales being REO or Short Sales no one really wants to put the money into it.

Gretchen- I agree and not just because I'm a Stager.  Preparing your home and making its Condition a key factor is a must. 

Laurie- thank you.  A very cost effective Staging Consultation can average between $125 and 300.  We'd spend that on detailing our car.

Janet- I do agree... we have got to find a more appropriate name for what we do.

Joni-there's got to be a stager in your area!!!

Ron- you'd be surprised what we may notice that someone else might not.  

Sylvie- thank you.  And yes, for the room that is unusually shaped, it's important to give the buyer an idea of just what they can do. 

Karen- good for you!  I know it must be hard for you because how in the world do you find the time!  But your training is a start and will show them the possibilities.

Dorte- I think you're right.  When we live with our "things" we are used to seeing them.  Often it's the 3rd impartial eye that we need.
