I'm curious if many agents are getting results from DRIP marketing campaigns.  (results in the form of closed transactions)

I've always held that ours is a "people business" that requires relationships.  Most DRIP real estate marketing material that I've seen is obviously canned and not at all personal.  It's hard for me to grasp how any bonding with the recipients can occur.  Granted that your name and number may be handy for them but without some deeper commitment there isn't anything to prevent them from dealing with the first REALTOR that crosses their path.

With the tightening of the mortgage industry the first thing that must occur with new Buyers is loan prequalification.  Without face to face contact and confirmation from a loan officer odds are that we're just wasting time with Looky Loos.

Most of my business flows from folks that visit our website and register there and most are from up north, thinking about relocating to Florida. My contact is the telephone and email. I dont meet them untill they actually get on the plane and head on down.....So I DRIP on them. regular phone calls and email just to say hello and to get as much info as I can regarding their needs. I enter a search into the mls once and then every time a new listing comes onto the market that meets their criteria they get an email (and so do I) with the info. It also creates a website where they can save or reject listings and leave comments.  Ive worked this way with clients for over a year before they visit.  nearly all my business (such as it is) is generated this way (19 closed transactions this year

This is probably not the kind of drip campaign you are talking about but its what I do to stay in contact with folks that I think will buy sometime in the future

The program that Ron mentioned above makes sense.  But other "drip" emails resemble SPAM and sometimes automatically wind up in that folder for deletion without being read.

Ron ... sounds like you have a program delivering valuable information.  I wouldn't really call that a drip campaign.

You have to be careful about the frequency of drip campaigns. You do not want to annoy people.

Thanks Gita ... You're right, automated Drip emails could get you flagged as a spammer.

I think drip email or auto email should obviously do all the work for you. It should be just so easy and after just a keep in touch call or monthly call
