Should I Add a Bathroom before Selling?

Often times when a seller is contemplating a sale of his home I will be consulted as to what improvements or renovations should be made to get the best price for their property. A Seller often wants to add that second bathroom they always wished they had or convert the attic to a 3rd bedroom.  Before doing expensive remodels to enhance a sale it is always best to look carefully at how much return on the investment you will get.

The first things I recommend is clean up, get rid of extra things that have been stored on the property. Go ahead and box up the knickknacks and personal memorabilia now. It will have to be done once the house is sold anyway.  It is time to sell or give away furniture no longer needed. Clean up the yard, make sure the entrance way to the house is clean and tidy. Then if compelled to do remodeling, consider the findings from Remodeling Magazine’s latest “Cost vs. Value” report. According to the report the most cost effective improvement you can make in south Florida is to replace the entrance door with a new steel door, the return on investment is 102.1%. An Attic conversion only pays back 72.2% and the additional bathroom is only 53.3%. Additions give lower return on investment while converting an existing attic or basement give much more.

If you haven’t built that bathroom addition for your own use already don’t do it now. Tidy up, clean up, declutter and call your favorite Realtor.
