Over the past few years, the Springfield Missouri real estate market has been saturated with foreclosures.  In the middle of this foreclosure crisis, there's good news.

Greene County Foreclosure statistics for 2009 - 2011

 The number of foreclosures have dropped significantly since 2009

Many of the foreclosures in 2009 was attributed to local real estate scams, forcing many homeowners to lose their Greene county real estate.

I can not track the number of short sales, but I do attribute the drop in foreclosures for 2011 to homeowners aggressively pursuing short sales.

More and more sellers are finding out that short sales can help them salvage their credit much faster than a foreclosure.  Short sales can also help them purchase a home sooner than a foreclosure.

Excellent post about the Greene County Foreclosure Situation.  It is sad that these scam artists are able to exist in this country.. Let's hope that you've turned the corner on foreclosures

It seems there is definitley more awareness of the general public that they have options besides letting their home go to foreclosure.

Roy, so true.  I think we'll have a great year with so many foreclosures now behind us.  I'm told that the 5 year arms may bring another wave of foreclosures.

Kay ... I Agree ... Our market has also seem and increase in the amount of short sales and a decrease in the number of foreclosures.  I think it is a direct correlation!  Great Blog!

I do too Lisa.  We'll find out when the figures come out next year.  Maybe by then, I'll be able to track the short sales as well.
