EASY WAY TO BUY A HOME...It is NOT a new Strategy, however out of the millions of people shopping the internet every day most are not familiar with THE EASY WAY TO BUY A HOME..It is NOT a new Strategy.
There are around a million real estate agents who are members of the NAR (National Association of Realtors) and in every state, and down to every town there are a few really good real estate agents. For the most part there are thousands of real estate agents who have a license however "just don't get it" and that is ok, that they don't get it. I don't get it when it comes to: swimming, tennis, snow skiing, water skiing, roller skating, roller blading, football, basket ball. I do however enjoy racquetball, and golf. I am not the best at either but I do enjoy and hold my own in either of those two, all of the other sports I mentioned I tried, didn't like, failed, and decided to move on to something else. Unfortunately it don't work that way with real estate agents, thousands keep hanging on and hanging on.
Unfortunately there are thousands who sell three or four homes a year and are unfortunately (sometimes) in the way of the few GREAT LISTENERS out there. One of the keys to being a great Realtor is to be a good listener. One way to learn to become a good listener is to ASK LOTS OF QUESTIONS and become a member of Toastmasters something that cost about $120. a YEAR!!!!! Did you say year? YES<> YEAR!!! It also gives you an opportunity to improve communication and leadership skills as well
What makes it THE EASY WAY TO BUY A HOME... It is NOT a new Strategy it is finding the RIGHT real estate agent. Let me explain: My average market time in selling a home when I represent a seller in the past 13 months is 14.3 days and my average number of homes I show to a buyer is 3. YES tht is correct THREE. The reason that is so high is because I showed 14 homes to one buyer about seven months ago, and the reason that happened is because I did not connect with them, I did not ask enough questions. They moved here from another country, their English is a bit difficult for me to understand, and I didn't ask enough questions of them as I should have and that is why we looked at 14 homes before we found THE RIGHT ONE for $400,000.
There is no room for mistakes when you are having heart surgery, that person performing the surgery has asked lots and lots of questions and done several tests before they cut that chest open or install a stint. It is the SAME WAY WITH REGARD TO REAL ESTATE SALES. If you do not have a Great Realtor who asks 20, 30 questions, and sometimes ASK THE SAME QUESTION over tomorrow because your thinking when you answer the question may CHANGE because of things CHANGING in your life.
Finding that great real estate agent (if not recommended to you by someone who had an excellent experience with them) will require you to ASK QUESTIONS, ASK QUESTIONS. and here are some examples of questions to ask real estate agents, you may think of more questions to ask, you may need to talk to five, nine, or even 14 agents to find one of those who are really great.
1 How many homes (on average) do you show to a buyer in order to find the one they will puirchase?
2 How many homes have you sold? It COULD BE they have only sold five and they are newer in the business IF THEY ARE A GREAT LISTENER and they ASK LOTS OF QUESTIONS and don't want to take you on a tour of the city looking at 67 homes that have features that you do not want.
3 What makes you DIFFERENT than MOST agents?
4 If I were selling my home, tell me at least FIVE Things you do that most agents don't do in marketing homes.
5 When we find the home I want do buy what do you do BEFORE writing the offer on the home? (They should offer to do a CMA to confirm it is priced right
6 After you write the offer what do you do next? Email the offer to the listing agent? Fax the offer to the listing agent? Or make an appointment with the listing agent to MEET FACE TO FACE WITH THE SELLER and listing agent to PRESENT THE OFFER FACE TO FACE?
