Ethics - how to select a lender

It's not about rate!  At least not at first.  Start with the experience of a friend.  Who did they use and how did they like them?  Reputation is key!  Word of mouth circulates both good and bad.  But you have to ask around and listen.  Real estate agents are a great source to get started.  They see a lot of lenders and they experience the transaction as it occurs.  Print adds that emphacize rate are very poor sources.  Adds that talk about experience, or other positive attributes are worth taking note of. 

The goal is to:  get a short list of recommended lenders; call each lender and ask for a ten minute introduction of their services to you, (in person or over the phone) and keep it to ten minutes;  decide if you want to eleminate any from your list; call three local escrow officers and ask them (in confidence) their opinion of each of the names you've narowed to.  Now decide.  Apply and trust your instincts.  If there is a concern, respectfully ask your selected lender for an explanation.  They cannot fix something if they don't know it needs fixing.
