This week, we’re going to focus on the Charlotte and Matthews luxury markets.  Let’s take a look at the sales in the luxury market (over $500,000) during the month of January:

SINGLE FAMILY HOMES (There are currently 483 homes for sale in the luxury market)

CLOSED SALES DATA:  32 single family luxury homes in the Charlotte proper market and the Matthews area were Closed this week:
List Price:  $866,347
Sales Price:  $805,935
Avg. List to Sales Price Ratio:  93%
Avg. Heated Square Feet: 4,302
Price Per SF:   $187.34
Average Days on the Market:  172

PENDING DATA: 66 single family luxury homes in the Charlotte proper and Matthews area went into Escrow this week:
List price: $874,067
Avg. BR/BA:  4/4
132 Average days on the market

With 483 homes for sale in the Charlotte/Matthews luxury home market, and 32 Closed sales in January, the luxury market in these areas show a 15 month supply–a buyers market!  Average days on the market for homes Closed in January were 172 and the homes that are now in Escrow were on the market for 132 days–a 40-day reduction for our luxury home sellers in Charlotte and Matthews!

Nice report. These are some large homes that closed..average heated space over 4,300 sq.ft.! I have read many things lately about how Charlotte is a shining star in the market. Keep it up!
