So it is a Buyer's Market.  Some still say it is a Correcting Market, not a Buyer's Market.  The financial analyst on the Today Show, who is always telling us not to buy a house right now, says it is a Buyer's Market.

Does this give the Buyer's Agent the right to be Rude and disrespectful to those of us that have alot of listings?  We all know that Buyers are in no hurry right now.  It will even get slower after Thanksgiving this week.     Buyers have no urgency at all right now.  Inventories are high.  Prices on most listings have been reduced numerous times, and days on the market are high.  Some listings have not had showings in weeks.

So when there is a showing, we Seller's agents tend to seek out that Buyer's agent for feedback.  We have a system in place that will email that agent on the showing date with a picture of the property, and a simple form to fill out, asking for feedback.  When that does not work, we tend to call that agent for feedback.  After all, we represent the Seller, who wants to know if the client liked her wallpaper from 1973.

If you specialize in working with a buyer, please take an extra minute or two and respond to the feedback requests from the  Seller's agent.  It would make life much easier when working with our Sellers.

Happy Thanksgiving from a "normal" market in Nashville, TN.  We do have more inventory but the market remains stable.  When training agents, I advise them to always provide feedback.  At some point they will be a sellers agent and will be expecting feedback from other agents.  Let's all work together....

Buyers agents must realize that the shoe might be on the other foot one day.  They may be looking for feedback from you.

I try my best to respond to feedback requests and quickly as possible.  We are lucky here in Charlottesville because our lockbox system allows us to enter feedback while we are visiting the property with our clients.  Even if time does not allow it will flag me to respond when time is available.

We definitely have a buyer's market in Sacramento; however, some neighborhoods such as Land Park, Curtis Park, Midtown, East Sac -- those near the Capitol, are holding their own. If the home is priced right and in beautiful condition, it quickly sells. The ones that don't sell are the ones that can use buyer feedback. It's not just for the agent, and many buyer's agents don't realize that. It's what the listing agent uses to show the seller the price needs adjustment or the home needs improvement. Now, if you never take another listing in your life, you probably don't care, but one day that person could be you; know what I mean? 

P. S. I especially liked the dog. But I'm a sucker for pet photos.

Hi Donald, one would think that feedback is akin to a dentist trip these days. I for one am just satisfied if they bother to turn off the lights and lock up when they leave. May you and yours have a safe and happy Thanksgiving.

I am with you all the way.  It has gotten to the point this year that I brace my Seller's that "if there is any" feedback...it will not be very informative...

In the last month there has been a 100% compliance on my current listings.
