Joe - I have been a fan of loan assumptions for a long and these opportunities are often overlooked.  The interest rate doesn't have to be lower than the market rates for an assumption to be a smart move either.  The closing costs and higher MIP of a new loan can quickly offset any monthly savings that obtaining a new loan might offer in the form of interest rate.
