I was wondering the Internet and came across a question from a Princeton Junction seller on Trulia Voices. The question was whether to put his townhouse on the market now or wait till the spring 08.
The answers were interesting: the out of state agent had an answer about affordability, the out of the immediate area agent said- wait till spring.  The agent in the immediate area (agent x) said:  list now and list with the best (guess who?).

Looking for real estate answers

I never answered the Trulia questions before.  This one seemed right up my ally. I broke up the question in three parts. 1. Does he have to sell now? If the answer is yes, other points are moot. 2. The seasonal factor - now is the slowest time of the year even in the best of markets. It doesn’t mean people are not buying. I sold a property last year in 6weeks during Christmas holidays. 3. Market prediction factor -there are many opinions as to what the market will do in the spring 08, but no one has the crystal ball. I said in my answer, that whatever the market is, his property needs to be priced at the market price then.
I also provided a link to the AR post  “Why is my house not selling?”

This generated a very lengthy response for the agent X. “Anyone who can’t predict market price 3 months out – doesn’t know what they are talking about”, “don’t hire an agent with glossy brochures”- were some of the highlights of her answer.

Hmm…I wonder if people who say they can predict what any markets will do have an in with the Chairman of the Federal Reserve? I know a very successful hedge fund manager – trust me he is not publishing his algorithm. And who said anything about brochures? Is the implication that the Sotheby’s brand amounts to glossy brochures? Or was she talking about something else?

This made me wonder of what consumers should make of the answers they receive on Trulia and similar sites.  Many agents on the site say that they spend many hours of their busy day to “educate the consumer”. This is a noble goal and I am all for educating consumer. I am also for being genuine about ones motives, so forgive my skepticism on this one.

I provide free information in my blog so consumers can learn from me and thus about me, which is something they can’t get from any other source. I want the homebuyers and sellers in the Princeton area to decide that I am the right agent for them based on what I write.  I am not a real estate charity and not in the public education business, as noble as these two causes are.

Trulia is a site where consumers and agents provide answers to questions
. One consumer was suggesting to not hiring any agent who is charging more then 1.5% commission, another one - was strongly recommending only agents who rebate 20-30% of their commission. Ouch - this was adding insult to injury.

I felt almost sorry for the poor guy who asked the question. How is he going to sort out the answers? Some of the answers were plain illegal in New Jersey. He was asking important stuff about selling his home. I am the biggest fan of the competition and “let the best guy/girl win” idea. I guess having many opinions could be helpful, but not always. 

Looking for real estate answers

 If you are a looking for homes for sale or answers to your real estate questions, please consider carefully:

  • the source and the stated and unstated motives,
  • the amount of effort put in providing the information,
  • the main message of the information, the transparency.
  • the common sense test –does it sound genuine and make sense?

It's unfortunate that some people will look for information in all the wrong places. Agent X is just plain goofy...no one can predict the market, if we could we'd all be millionaires! Your answers were right on the money. It's funny that she should mention brochures, but since she did...what's wrong with glossy ones?

I know a lot of builders who predicted the market, and lost.  I know Realtors who wish they could've helped them.  In fact, didn't Donald Trump miss a mark or 2?

Kelly - I was debating if I should title the post "looking in the wrong places".  Agent x was very concerned about someone else intruding on "her territory". She answers a lot of questions as a way of generating business, which is fine, as long as people say why they are doing what they are doing. 

BTW - I got a Google alert on my name related to the Trulia profile, which I wrote in a few minutes, so that the person I was answering would know who is answering. I wonder who was looking me up?  I don't know what's wrong with glossy brochures. There was other very thingly veiled negative stuff.

The minute I learn how to predict markets I am quitting real estate.:)

Faina- That is one great post! Absolutely right on and wow, what a great way to put it! Ignorance is knowing just enough to get yourself into trouble! These sites do not do justice to the consumer. It is like playing with fire and another way to demean our profession trying to make it sound so simple and easy! There are people who think we are or should be in the public service business and work for free. Like I like to say, You get what you pay for! Katerina

Katerina - I think all the agents should check it out for themselves. It is scary and crazy -debating with people why the agents shouln't be paid. And all that "public education" talk.  Please give me a break.

I have to give credit to Trulia; they send me an e-mail asking if I have any problems or concerns. What was I going to say -"the whole thing sucks"? I did not reply.

Katerina, this got me out of my low energy lull real fast.  Thanks for believing in our worth.

FAINA:  This was an interesting post.  I've answered the questions on Trulia voices before, but haven't done it a lot.  I spend most of my time blogging.  I think that blogging is better because we are giving answers without being asked questions.  Too many people abuse the Trulia forum to promote themselves.  I got a little turned off to it when I saw an answer by an agent that only was there to promote himself.  Someone asked as question about buying in New York, and the agent said that the best solution was to move to his area (somewhere on the west coast).  Was that really even an answer, or just a stupid suggestion from an ignorant agent?

The information you provided to the "questioner" was professional and quality information that the public deserves unlike the answers from agents promoting themselves and spouting numbers and predictions they cannot support.

Like you, when I can predict the market, I'll be outta here and  sitting on the beach down in the Islands sipping on a drink with an umbrella.

Adam - It was pretty astounding what's going on with these answers. From consumers suggesting illegal actions to agents who provide self-serving questions under the guise of "public service". I have nothing against self promotion, that's what we have to do to get business, but please don't make it sound like the charity works. Plus participating on a forum where the real estate profession gets slandered and abused to me sounds like masochism.

We may be too insular in our little AR world, but what I saw out there is sure not pretty.
