So I met with the builder warranty rep today at my listing. We walked through the home and took many notes as to the condition of the home and the items that need to be fixed. She was very concerned that since the house has been vacant for so long that there would be serious issues. She said that if the home is vacant then its not being taken of and the warranty could be considered void. She mentioned about the heat being off for so long could lead to more drywall issues. Thankfully this was not the case and she said it looked like normal settling issues and the builder would cover it under the warranty. She actually did a whole walk thru with me and offered the same to the buyers once they move in and would go over everything with them. I was quite surprised about that. Se also mentioned that once these buyers have their home inspection she will go over that list and get the required issues resolved. Wow!
We spoke for a while and went up to a bedroom where there appeared to be a leak. This was the reason for the original call to the builder. She called one of the contractors to come right over to examine the wall and get into the attic to see if they could find where the water was coming in. She will be having the roofer and vinyl siding people coming over in the next few days to do more of an assessment and fix the problems.
Having this home still under warranty is really going to save both the seller and buyer and costly work. Yay!
