Follow-up to Homes that still Have Builders Warranties

By
Real Estate Agent with Century 21 New Millennium

So I met with the builder warranty rep today at my listing.  We walked through the home and took many notes as to the condition of the home and  the items that need to be fixed.  She was very concerned that since the house has been vacant for so long that there would be serious issues.  She said that if the home is vacant then Beltits not being taken of and the warranty could be considered void.  She mentioned about the heat being off for so long could lead to more drywall issues.  Thankfully this was not the case and she said it looked like normal settling issues and the builder would cover it under the warranty.  She actually did a whole walk thru with me and offered the same to the buyers once they move in and would go over everything with them.  I was quite surprised about that.  Se also mentioned that once these buyers have their home inspection she will go over that list and get the required issues resolved.  Wow!

We spoke for a while and went up to a bedroom where there appeared to be a leak. This was the reason for the original call to the builder.  She called one of the contractors to come right over to examine the wall and get into the attic to see if they could find where the water was coming in.  She will be having the roofer and vinyl siding people coming over in the next few days to do more of an assessment and fix the problems.

Having this home still under warranty is really going to save both the seller and buyer and costly work.  Yay!

Wow, sounds like a great homebuilder indeed. Some of the homebuilders out here in California were offering a 5 or 10 year warranty, however it was only on certain items (probably the roof). The regular warranty was only a year or two (at most) and most of them never actually came out and fixed anything that had issues. One of them was a safety concern (Stairway Railing) and they refused! It took me over an hour on the phone to get them to change their mind.

Every State has different warranty programs and many states have multipal programs within the state. You must read your builders warranty.

It's interesting how they like to start off by trying to weasel out!  Good for you for following up and getting it all resolved!

Very impressive on the follow through. Not many realtors would go the extra mile like that. You should be proud.

Kevin,

I just want this deal to go through without a hitch so if it requires a few extra minutes for me to followthrough with things, it's certainly worth it.

Again another great posting, Stacy.

Great job with the follow through - Who was the builder?  They also seemed like a great person to work with.

We have a one year builders warranty that is wall to wall and then most builders offer a 2-10 warranty that is almost useless.  If your concrete is poured wrong that is a pre-existing defect.  Go figure.

Just heard back from the builder.  They are coming on Wednesday to fix the leaking roof and repair the drywall issues.  It's the same day as settlement sop hopefully everything goes smoothly.
