AREA MARKET REPORT FOR MONTAGUE TOWNSHIP, NJ OCTOBER 2007
THE FOLLOWING INFORMATION WAS PREPARED BY GARY ROCKS, WERNER REALTY OF SUSSEX COUNTY USING INFORMATION AS SUPPLIED BY THE GSMLS.
During the month of October 2007 there were 17 newly marketed properties with an average asking price of $288,967.00. The lowest is $110,000.00 with the highest coming in at $695,000.00.
Nine properties were reported as under contract with an average asking price of $189,675.00. These properties were on the market for an average of 113 days.
Three properties closed title with an average asking price of $125,966.00 and an average actual SOLD price of $105,000.00. These properties were on the market for an average of 225 days.
Twelve properties were reported as expired with an average asking price of $370,931.00 and they were on the market for an average of 248 days.
As you can see by these numbers Montague Township is a great first time buyer community, it is located far north in northern NJ and boarders NY State and PA. Open spaces are a main attraction to raise kids and farm animals. Trains to NYC are nearby in Port Jervis NY. Taxes are low which definitely adds to the attraction of this area.
Newer construction is constantly going on and the well to do are finding this a great area to build and commute.
