Here's my story of the day!

While door knocking, I meet a couple that are thinking of downsizing and will be looking for a smaller property in the near future.  QUESTION?  Can I help you?  Nope we've got it under control.  Great I'll keep in touch!

A few weeks later, I see the house for sale by owner, give them a call and ask whether they would like to discuss potentially listing on MLS - Nope, we have it under control.  A couple of months go by, no offers and very litte showing appointments.  I contact them again, and they still have it under control but want to discuss marketing - OK - lets set up an appointment.

Later in the day, get a call from the lady of the house and she apologizes and explains that her son's friend just received his real estate licence and they felt they should list with him since they've known him since he's been 6.  OK - but you want to put your $500+K investment in the hands of a newbie with no marketing plan.  YEP!  So, the house sat on the market for another 3 months, they moved out and Christmas came, New Year's came and still no activity.  The Listing expires.

They call to say that they would like to list with mebut think that maybe they should paint the house before listing it because not a lot of people liked the blah beige.  Oh gosh, I wanted to say - yes, if we had met, I would like helped you stage the house and maybe suggest painting the house.

So, here we are at the end of January, they now have brought in a colour consultant and its still not listed.  The house is now talked about by the neighbors, people are thinking - maybe something is wrong with the property.

Folks, if you are thinking of selling your home, meet with a few professionals and don't loose the opportunities.  Oh - did I mention?  They started over the $550K mark, dropped it several times, and at the time of expiry the price was at $475K.
