Congratulations! You've received an offer on your Central Virginia area home. You must have done something right in order to attract a solid contract. If you're less than thrilled with the offer, however, or if there are requests by the potential buyers that could be sticking points for you, a negotiation is in order The goal for any successful negotiation is for both parties to leave feeling like they got their way on some important items. Listen to the advise of your agent is the key. Let them take the lead. They've done this many times before and know how to finesse the situation in your favor. your agent also will help prepare you for a negotiation. Follow these tips and you're sure to come away smiling. 1. Stay Relaxed Your facial expressions and mannerisms can help set the tone for the other party. Above all, avoid any kind of confrontation. 2. Compromise. You don't have to win on every point. Compromising on the less important items will help the other party feel good about compromising as well. 3. Keep Everything in Perspective. Think about what points are truly important to you and ask your agent to stress those items. Don't Take Things Personally. If a buyer finds an aspect of the hosue they don't like, its not a reflection on you. Do your best to stay objective. |

Nannette, Remaining objective and calm is half the battle. If the offer is a real low ball we usually start with Thank you so much for taking time to write this offer we will do our best to get with our client and get back with you as soon as possible. Like a post I read in a restroom a few years ago "it is not so much what happens to us but how we react to what happens."

Your points are the absolute basic points I make to my clients when we are "working" an offer. Good job, I am working with a brand new agent and I will print this out for her. Pam
