 TOP TEN Questions Buyers Should Ask YOU, the Real Estate Guru!

 

  1. What is your follow-up system after I purchase?  Do you really do it?
  2. How quickly do you respond with answers to my questions?
  3. Do you listen to my needs?
  4. Are you positive or negative?
  5. Do you have a good relationship with your Company?
  6. Are you easy to reach when I need you?
  7. How soon do you return phone calls and emails?
  8. Are you knowledgeable about financing, staging, inspecting...or do I need others to help me?
  9. Do the majority of your other clients seem to like you?
  10. Are you Enthusiastic about your job and do you smile?

Some of these are not really asked, but they are being observed!  Before Buyers commit to a decision to work with you, these questions should be addressed in their mind.

How do you grade?

<5 = You need more Work.  Low Capture Rate and Low Referrals.

5-7= Your on the Right track, but not quite there.  Average Performer, Some Referrals.

7-9= High Level Producer with mostly Happy Clients. Referrals come when buyers are asked.

10 = You Got the MOJO!  Your Customers are not satisfied, they are RAVING FANS!  They will Tell Everyone how GREAT you are without being asked.

Dave,  Your right.  The key is to be prepared to address those questions in advance to set expectations.

Christina,  I actually do ask them those questions.  When I am going over the details with them, I go over the expectations that should have of me and then I go over the expectaions I have of them as well.....all done in a very rapport friendly manner of course.

Since I started doing that, I have noticed my transactions going much smoother, plus they understand for me to help them and provide the best service I will need to be able to reach them when I need to.
