Get To Know Your New Neighbors BEFORE You Buy

Real Estate Agent with Hiawassee, Young Harris, Blairsville, Hayesville, Murphy and Beyond! GA 281904 and NC 185282

Needless to say, I am sure we would all agree that purchasing a home is one of the biggest investments we will make.   Buyers spend time (hopefully) looking for the perfect agent and even more time looking for just the right house. Next comes more time and money spent inspecting it from top to bottom to make sure everything works the way it should and is safe for you and your family to move in to.

Before you know it closing day comes, the papers are signed and the moving truck arrives at the door of your new home.  The sweet little ol' lady next door comes over to welcome you to the neighborhood with a plate of brownies and casually mentions that she’s a little surprised to see a family with children moving in,  after all . . .

Now is NOT the time to find out that there’s a registered sex-offender living on the block.  Sexual Predator

While you're checking everything else out, don’t forget to spend the time to make sure your MOST important possession, your children, are safe.

Here are two websites I find easy to navigate:

Family Watchdog  and US Department of Justice.

Take a moment and check out your own neighborhood.  I bet the results will surprise you!

I want to SELL your home, not LIST it!

It's also a good idea to check the neighborhood at different times of the day.  A nice quiet location in the morning can change to a rowdy street at night.

Chris - How very true!  Several years ago we had a buyer (a single woman) under contract on a house here in the mountains.   After getting her offer accepted, she decided to drive out to the house one night AFTER DARK.  She called the next day and terminated her contract.  You see we don't have street lights here and it was so dark she literally got sick to her stomach.

We found her another house on a busy highway with lots of lights and traffic and she loves it!

Hi Cyndi, Good post that is very important for Buyers.  We always tell our buyers to check out the neighborhood before they buy, like Chris mentioned.  Megan's Law is another helpful site to help find out who is living in the neighborhood. I'm not sure if it is offered in every state.

Good post.

Good point that is often overlooked by both buyers and renters.  Of course, I have also read several stories of teenage sweethearts and then the charge of Sexual Offender coming into the picture.  Yet, when it's your children you want to be protective.  I can see both sides and don't pretend that its easy.

Gloria - thank you for stopping by.  I haven't used the Megan's Law site but will check it out. I especially like FamilyWatchdog as it shows the offenders on a the map and you can actually tell where they are in relation to your home or neighborhood.  This is especially good for people moving into an area who don't know the names of the streets.

Mark - That is an excellent point about the "teenager sweethearts".  You can almost weed those out based on comparing the year of conviction to their age.  Many sites even list the age of the victim.  But those 60-yr old people who were convicted in the last 10 years surely won't fall into that category!

Buyers should use all the resources at hand to research the neighborhood before their Due Diligence period is up.  Good suggestion Cyndi.  Have a wonderful weekend.

Maria - You're very welcome!  It's important to make sure we keep those kids safe!

Mona - I am always amazed at the number of people who have no idea that there's a sexual preditor anywhere near them.
