Did you know that the Washington State Legislature has enacted a law that requires landlords to notify their tenants about mold?

http://www.leg.wa.gov/pub/billinfo/2005-06/Htm/Bills/Senate%20Bills/5049.E.htm

The best way for landlords to fulfill this obligation is to include the Washington State Department of Heath's brochure on mold when handing over the keys. Just to be on the cautious side, have your tenants initial on the lease that they have received the pamphlet.

For additional information on this requirement visit http://www.doh.wa.gov/ehp/ts/IAQ/mold-notification.htm

I actually just sent this on to one of my clients who bought a duplex last year, just in case she didn't know. So thanks for the warning and it is important to know these things.

Todd, I would venture that most landlords don't know of this regulation. It helps to have Realtors who share this kind of news with their investor clients.

Sandy, what a great law to have on the books! I'm sure that some landlords aren't happy, but tenants should have the right to be safe and healthy, too.

Darleen, I'm not sure if the law was enacted to educate tenants about possible existing mold in the home and its health effects, or to educate them how to avoid causing mold growth. Either way, as a landlord I want to have informed tenants, who hopefully help avoid damage.

Sandy, Mold is a big issue near the Gulf Coast and in Texas. I could not live in a house with it since it's my #1 allergy.

Kay, for people with allergies, extended exposure to certain molds can be deadly. It's important for you to be vigilant.

Ryan, being aware of this type of information and passing it on to investor clients adds more value to our service.
