HOA in Aurora Colorado-Home Owners Association in Aurora Colorado

How can I know if I have HOA in Aurora Colorado or Home Owners Association in Aurora Colorado?
I am writing this, because I am dealing on a transaction that is a Lender Owned Real Estate or REO in Aurora Colorado and in the MLS listing shows no HOA, $0.00. Nothing, Nada. It is a Townhouse or Townhome whatever you want to call it, in my experience I know that most condos and townhomes or townhouses have Home Owners Association in Aurora Colorado, most of the time, very few or weird cases they don't.

 I called the Listing Agent to find about if this townhome in Aurora Colorado had HOA and the listing agent told me "It does not". I was researching for more information about the subdivision in Aurora Colorado and found that it really has, how did I find it?  Searching for real estate properties in the same subdivision and I found properties Active, Sold and Under contract with this kind of information that I needed. Other way to probe it is with the title commitment shows you something there.

My duty is to protect my client and let her know about this HOA in the subdivision of Aurora Colorado, on the other side is that the listing agent is misrepresenting her listing. I do not want to go over this issue, but she can have problems in the near future listing properties with bad information on the MLS, specially this one or square footage. Use an Aurora Colorado Realtor to not get surprises at closing.

Ray I don't know what this Realtor hopes to gain by lying about a HOA,  it will be discovered during the Loan Process.  This Realtor should have their license taken away.

As soon as I have time I will be there, right now, I am off, but in a little while I will be there, the reason that you never see me is because you do not have me in your friend's subscription list LOL, that's why, the same happened to me with you, but I already added you, for some reason you were not on my subscription list, why? I do not know, but weird.

Ray, that is extremely irresponsible of the listing agent!  HOA's are one of the most important factors to consider in a townhome or condo purchase!   Good for you for being diligent

Ray--We can inform our local association of misinformation in the MLS. They will investigate and the agent can be fined for not making immediate corrections. Incorrect information hurts us all...Good post!

Ray -- You went over and above and that is what makes you stand out from the rest.  I always check the deeds to see if there is an association -- I also ask for minutes of the last meetings of the homeowners and the directors, the current budge, reserve study etc.  It is important to know that the association is healthy economically -- otherwise the new owner can find a surprise assessment lurking around the corner.

i do not want to affect it , if that would be the case, she is missrepresenting Real Estate regulations, MLS and the association of realtors, but I was just pissed for whatever I had to pass. sometimes maybe we make mistakes and I do not want just to get mad and hurt her in that way.
