Today because of the recent mortgage meltdown there has been tightening in many areas of the industry.  Many deals have fallen apart because the properties failed to appraise for the selling price.  With this in mind, I feel it would be a good idea to make sure your property is appraised ahead of time and is priced based on the appraisal.

Because of the added competition in the market you might want to make sure your property has the edge.  It is therefore advisable that you do a pre-inspection and then fix the problems discovered in the inspection.

Buy a home warranty; you don't have to pay for this until time of closing and yet if you have a problem during the listing period it will be covered.  The potential buyer will also feel secure with a warranty in place because the policy will be transfered at closing.

You might also need to de-clutter and have the house professionally staged.  It is a proven fact that houses that are staged sell faster and for more money, so it would be well worth a small investment. Read here what Maureen Henry a well known Stager has to say.

Yes, do what you can to make your property more attractive to potential buyers.

I definitely agree with you Jennifer.  Pre-inspection and appraisal can also be useful marketing tools.  You could say that the home has been inspected and report is available upon request.  That could also save time down the line as you approach closing because the purchaser will already have a recent inspection.  You can also have a recent appraisal so the purchaser will know what a bargain they are getting!!

Jennifer having the house appraised ahead of time is something that is a great idea, but one that I do not think that Sellers or Realtors have really done very often.  It sure would take a lot of doubt out of the process.

I agree for above, we need to do everything on our hands to get more people interested on a real estate, about what george wrote, some people do not want to do it, because they do not want spend extra money in an appraisal, but it would be awesome that they would like to do it.

Jennifer, those are some great tips. The preinspections here have started catching on here a little and a few agents are offering the home warranties although most of our buyers really aren't to concerned with them once the home inspection is done and addressed. Of course in every market a staged home is more likely to sell faster due to the emotions it helps evoke.
