(I) Income tax notes:

Irina, the median price was around $1,250,000 when I moved in 2005 so your market as continued to grow.  With their great schools and beautiful estates I can't imagine San Marino ever being anything other than a top place to live and work!  (And sell real estate:)

Hi Diane, San Marino truly is a beautiful place to live.  Selling real estate here is a joy!  The prices are very stable here and as you said have been moving up constantly.  We are still seeing multiple offers on some homes mainly due to the lack of inventory.  We have less than 25 homes available right now out of  approximately 3,000 total.  The average price as of this moment is $1,580,620 (still climbing even compared to the CNN Money report above) and the price per square foot has moved over the $600 mark to $612.

That's pretty much spot on for the RE comments. We purchased our ~5,000 sq ft home for 2.9mil. We've worked so hard to get to this point, and it's amazing to see our neighbors with lots twice the size!

James, I just purchased our San Marino home late last year.  We, too, worked extremely hard to be able to get into this beautiful neighborhood.  It's definitely worth it though.  San Marino has held value pretty well even in this down turn and is ultimately not only a great place to live, but a wonderful investment.

It is beautiful there. I grew up in La Canada and hung out in Pasadena all the time. Homes are amazing around there. I am still Ventura fan. Thanks for the post Irena. Hope you sell a home today.
