I want a 3 bedroom home...No Wait Make it 4!  Home Buyers and Their Changing Criterias

Mo' House Mo' Money

Working with first time home buyers continues to be the most challenging yet rewarding real estate experiences of my career.  They are excited, golden and full of energy.  In my opinion,  savvier and more knowledgable than past decade buyers due to information accessibility in this computer age.  Although open to suggestions, they will also research and weigh the material facts laid out before them as they do their best to make the most informed decisions when it comes to buying their first home. 

However, I have noticed that no matter the buyer, whether first time home buyer or seasoned, laid back personality or difficult, the snare that is almost a guarantee with each and every one of them during the househunting experience, is that of the buyer(s) allowing their wants to slowly take precedence over their needs when it comes to their evolving search criteria, regardless as to whether or not their budget can truly accomodate the expansion.  Heck , it even happened to me many years ago when I was searching for a home.  What's that all about?  You'd think it would be the exact opposite as reality met budget.

The original starter home list starts out looking like this:

  • Desirable locationBling
  • 2 bedroom, but if we can get 3 - great!
  • 1 bath
  • 2 car garage
  • It's ok if it needs updating or minor fixer work, after all it is our first "starter home"

Then a week or two later, the "refurbished criteria" is hardly recognizable from the original model you first viewed or discussed and now looks like this: 

  • The most desirable location
  • 3 - 4 bedrooms
  • 2 bath (one must be part of master suite)
  • Remodeled kitchen with granite countertops
  • Turn-key
  • 2 car garage with enough room to accomodate a workshop, classic car hobby, and future eBay business

Now don't get me wrong!  Getting you the most for your money is what I do!  In fact it's what I love most about negotiations!  If it turns out that we can expand the criteria, keep you in your most desired area and stay in a price range that will not have you on a diet of PB&Js or eating bowls of cereal with a fork to save on milk for the next few years just to afford the payments, then heck yeah - of course we'll go for it!  But in LA County's most desirable areas "Mo House" usually means "Mo money".  If it turns out that your budget can only accomodate the "needs" list while still keeping you in your top desirable area, sending me blingy listings that are clearly beyond your budget is not going to frustrate me more than it will frustrate you.  Lowballing in highly desirable areas will not produce favorable results.

Lets get back to the original criteria of first fulfilling your needs and then adding the wants to create the total package.  Remember in most cases you can usually add, change or remodel features to create the perfect starter home, but the location - your stuck with!

Yes its important to keep their expectations down to earch. It is exciting for them and should be, but boy if we don't keep them at bay with their I like this and I like that, we will end up showing more homes than is necessary and you will get worn out.

Sometimes I become a little bit humble when I remember the last time I became a buyer. The only truly firm requirement I gave Candy, our Realtor, was no indoor pool. No way I would consider it, for any number of reasons. We spent more than a year looking, and we saw everything in the region. Candy was ultimately rewarded with a nice sale, and we are delighted with the place we chose.

And I've discovered that an indoor pool like ours requires much less maintenance than I would have thought.

I agree, that often until you start showing somebody properties, their wants and needs for a home will change slightly.

Bliz - so sad for the sellers.  I tell my buyers that after they become sellers to continue to stay on top of nearby schools, volunteer and invest because if you keep or get a great school system,  you get top dollar for your home as the return not to mention your kids WIN.

Michael - yes and that's why I start below their pre-approval so that we can work our way up if it's their choice to do so after seeing what's out there.  So far my buyers are very happy and are house rich and not house poor because of it.

Jared - the flesh is weak.  Once you see the bells and whistles it's harder to get excited about the fixers.

Richie - and when I'm working the buyer side I greatly appreciate your going out of your way as a listing agent!  

Tammie - I start out lower than pre-approval for tha very reason.  We need wiggle room t negotiate especially if they need seller assisted closing costs etc.  It's a skill that for sure!

Bryan - yes the pow-wow or what I refer to as the "gentle but firm reminder."  It is first delivered in person and then with an email follow up to make sure they didn't see it as a reprimand because it is quite common and I want them to definitely know that I want what they want, but I want most is to fulfill their needs because a need fulfilled will provide long-term satisfaction.

Margie - yes we reevaluate price points and areas if they find that the wants lists is really a must have list based on growing family or something else coming down the pike.  Otherwise we stick to criteria so that they do not end up with more house than they can afford. Thanks for the compliment on my site - I'm very happy with it.  Beautiful profile photo by the way! :)

Graziella - yes it can be quite a challenge to discipline the eyes to match the budget.  But I do try to get them a combination of both if and whenver possible.  Thanks!

Mary - yes again the "gentle reminder."

Cheryl - yes and you will no longer be the prrofessional Realtor, but a tour guide.

Mitch - exactly!  That is why I included the caveat in my post that I too did the same thing.  It's just human nature we are not robots.  We need what we need but we also want what we want. Indoor pool sounds great!

Andi -- I have had buyers totally change as well. Problem with most of them is that they want a lot more for the same amount of money. Then I am told...well, it's a buyers market....we will lowball......  ugh......

I think the first time homebuyer's are being very cautious on what they are purchasing, I think they do not want a mistake that we all felt the last 4 years

This is a great post!  It's all about balance and being realistic.  Buyers need to look at what they can afford, not a dream that is out of reach.  But many think they can negotiate any price they want because its a buyers market.  They don't want a deal, they must have a steal.  The bargain has already been baked into the cake with super-low interest rates and terrific sales prices. But trying to "beat the market" and steal something for an additional 20% off is not realistic.  

Also, at $4/ a gallon, its not realistic for me to take on a buyer who changes criteria like most of change our cloths and wants something they can't possibly afford.  

In the end, agents have to work with who they are comfortable with.  Life is too short and chasing every possible deal is seldom productive.  Try to work with reasonable people who are looking for soemthing they can truly enjoy and afford.

Andi ... Thanks for sharing your experience with a special buyer.  I have had a similar experience where a first time buyer customer allowed her wants to get in the way of real needs.  It worked out OK in the end.
