Old Shepard Place, in the City of Plano, County of Collin hs been my home for almost 12 years. I have lived here longer than any other place on Planet Earth, and I have loved every minute of it! There is a beautiful big park across the street, and shopping, schools, freeways and even restaurants are nearby - I guess that is why so many people want to live here! The neighborhood is friendly yet reserved; a good place who like neighbors but want to keep a bit to themselves.

Most of the Realtors who work around here like to call Old Shepard Place 'Willow Bend' area, but come on - it's not Willow Bend! That's because they want to imply that living here is like living with the 'Rich'! Well, there are some rich people in Old Shepard Place, but most are professional family types. Many have children that go to the local elementary school.

There are 4 basic value sections to Old Shepard Place. The lowest one is the section that faces Plano Parkway. Because it is a very busy street, it has less desireability, even though it has the 'boulevard' type of parking lane in front of it. The boulevard does provide a bit of a sound and sight break, but Plano Parkway is still there!

The second section is comprised of the homes that back up to the ones facing Plano Parkway north to the south side of Old Shepard Place drive. These homes can command up to $140/s.f., but less expensive ones can usually be found. These homes move fairly quickly in the market, so if you like it here, move fast!

From the north side of Old Shepard Place is the third section, which continues to the most northerly side. These homes are a bit newer and fancier than the second section, and have more elaborate floor plans. These homes are closer to the golf course, and have fancier exteriors.

The fourth value class are the few homes that are across the street from the park over by the golf course. These can be as high as $1MM! More like Willow Bend, but more secluded. They are on a cul-de-sac, so thery are very private.
