If you thought you missed a great deal on a foreclosure in Winchester, VA, Foreclosures in Winchester, VA - February 2012you would be wrong.   Recent improvements in the local market have not eliminated the overall presence of foreclosures.  The Winchester /Frederick County area currently has 38 listed foreclosures.

Of that number, Winchester City holds 7 of those foreclosures, and Frederick County holds the remaining 31 foreclosure properties.  Prices range from $74,900 - $359,900.  The high and low end foreclosures are in the Frederick County area. 

An interesting phenomenon is starting to appear in the local foreclosure market.  These properties are starting to sit on the market for longer periods of time.  The average days on the market for both city and county foreclosure proprieties has risen to 170 days.  The longest DOM comes in at an astounding 1,043. 

What that tells me is that banks are not giving these properties away, contrary to popular belief.  Of course there are those that sell in 1 day. That is the shortest and most recent number.  That was actually one of my foreclosure listings.  It was on the market for one hour and sold.  But, the trend is not that short.  The trend in foreclosure days on the market is growing.

The properties currently listed range in age from 3 years to 102 years.  Sizes also vary widely.  The smallest property has 960 square foot, and the largest currently listed has 3,193 square feet.  Neither of these two properties is the highest or lowest. 

The good news is that bargain shoppers still have options in the foreclosure and distressed property market.  The bad news is that banks are expecting more, and they are willing to wait a little longer to get it.  So, if you're in the market for a foreclosure in the Winchester, VA area, you have options, but be prepared to negotiate.

That is an interesting trend.  Foreclosure filings are going down in our area but we may in be for another round in the coming months.  We aren't out of this yet.

Good Evevning Mike, I have to say I love the way you have presented this information. I have started to hear concern from buyers who hear the market is improving and think they have missed out. Foreclosures are up but based on the fact they stopped them cold for near 6 months last year. The good part is overall inventory is down, but still a lot of great homes remain at incredible prices. Interesting to know what is happending in all parts of the us.  We have some foreclosures in So. NH, I am concerned about the fact that many seem to be faulty and buyers may end up with title issues down the line.

Greg, I sold a Fannie Mae REO today that was on the market for over 300 days.  I could not have imagined that a year ago.  

Francine, this first quarter will be interesting.  I'm kind of expecting the government to interfere again since it's an election year.  

Scott, our overall inventory is finally dropping.  It was so high there for a while that you felt like all you did was drive a tour bus.  Oy!

That's a real threat, Joan.  We found that one of the biggest attorney mills in VA is not filing the paperwork correctly, and they do thousands of REOs.  It's hard to say how many of those are going to be somebodies nightmare.

Great post on foreclosures Mike...actually, I need to get some posts done for my area.  I think that the overall thought of any distressed property is that you can buy them for pennies on the dollar, and that just isn't true.  You can get a good deal, but probably not a killing :)!

Multiple offers on foreclosures is a very common occurrence in the San Francisco Bay Area real estate market. Many low price properties are going to investors who are paying cash. First time buyers are having difficulty buying properties which are in strong demand.

Congrats on the feature! Great market update. It is good to know foreclosures are taking longer to sell. Perhaps the banks will speed up the short sale process so that they are not holding on to properties in excess of three years. Thanks for sharing and have a great weekend.

I think so, Jay.  I've sold a lot of REO, and we can normally turn one in 30 -60 days.  The one I wrote on Saturday has been on the market over 300 days.  That's stunning.  It's a Fannie Mae.  They do tend to hold out for more money than most REO providers, but because of the wait, they've actually lost $30K.  Genius at work.
