Making your own Real Estate Videos: The basics

As I mentioned in my last post on An introduction to making property videos, using a camera requires a certain amount of skill and the best way to start this is by trial and error. If you havent read "5 Ways to make your Real Estate videos a success" these tips will also assist you before you get started. 

Here are some pointers to get you started:  

1.     Move the camera slowly. Remember that you want people to be able to clearly see the images of the rooms and property in your video. If you’re using The Flip Video, move it even slower than a normal camera.

2.     Start outside. Start your first clip of the outside of the house and then zoom into the entrance area.

3.     Cover every room. Enter each room and pan from one side to the next.

4.     Keep still when you zoom. Make sure that when you zoom in you’re not walking with the camera. Stand still, zoom, and then move the camera to the left or right, up or down.

5.     Make sure you’re in the video. This is the ultimate goal but you need to prepare properly. Introduction is important: try keeping the same theme/detail in your introduction so people can become familiar with your videos. Then, write a small point-by-point script of what you want to say, and keep it short and sweet.  

Once you’re finished making each separate video clip, the last step is to put them together to make a full video. There are several software programmes that let you do this, such as Windows Movie Maker if you’re on a PC or Final Cut Pro or iMovie if you’re on a Mac. Good luck!

Christine - Yes for sure, it’s the first thing everyone learns when making their video for the first time. It took me 5 or 6 times before i got the hang of it - Frustrating oh yes!! But when i got the hang of it, i felt hugely fulfilled. Now months down the line I’m shooting, editing and uploading videos to PropertyTube like a Pro.

So Christine let's cheer on the first timers and say "Don't give up"! The rewards for rendering your own videos are simply amazing!!

Michael,,, see: http://www.bescor.com/Bescor_Tripod_MP101.htm  We know a number of realtors that use this device - Just attach the BMPH to any tripod, attach your camera and you are able to control the movement of your camera with the remote control. The camera will remain perfectly stable producing smooth, even panning. Its a great investment. (Example of video taken with this device)

Greg,,, Yes for sure when making your first video most realtors are often hesitant to be in it - don’t worry about this! Make one or two videos without being in it, and then when you get the hang of moving the camera correctly your confidence will grow. At this point jump in and try it! Get someone to take a video of you introducing yourself, the property and all its features, shoot clips of the rooms, kitchen etc end then close with a thank you message. It may take you a few times before it get it right, but trust me its really fun when it all starts coming together. See realtor Andrew Mooers videos – great example of what you should look to achieve.

Thanks for the tips, when I am panning with my camera I use a mono pod to keep the camera smooth, it is light and easy to adjust.

Joni,,, Some people dont like to be in the video, thats ok - you can take video while recording your voice in the back ground - (Eyes and Ears). Try it:)

Sandy,,, I guess we have all experienced the shaky camera when starting out, one thing is for certain, the more videos you do the easier it becomes.. Yes point No.1 First 10 seconds of the video are the most important - make it count !!!!

Hey wondering if you knew why my HD videos lose quality when I "share" them in iMovie 11 using Quicktime Pro, by the time I import them into YouTube they lose the HD quallity. Argh. I have checked the settings...?

Making sure you are in the video is not the ultimate goal. The property listings, the local community are the goal and easing back, on the sound bed but not in your face me me me. Buyers don't want agent, broker..they want information.
