I looked up the mls for real estate activity in Horsham township in January 2012.

I looked for residential listings sold in January  . This does not include homes not listed, commercial  and  multi units . It  is deemed to be correct but subject to errors and omissions.

There were 14 homes that settled in January 2012.

The average original list price was $ 310,564.

The average last list price was $295,571

The average sale price was $ 282,955

Highest sale price was $770,000

The lowest sale price was $139,500

The average days the homes were marketed was 118

The average settled price to original price ratio 90.43 %

The average settled price to last list price ratio is 94.91%

The homes were priced high and sellers had to reduce price as seen from ratios.

Hi Gita,

I know your working on it, but you need to get the number of days on the market down a bit. Then the sale price up a bit. Needs to be around the 97-98% range. And less than 90 days on the market.
