What Happened in the Oceanside Real Estate Market Report in January 2012?

The Oceanside real estate market has undergone many shifts and continues to evolve. This market report does not include any private sales nor manufactured, mobile or multifamily housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In January 2012 there were 133 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, 92058), 24% fewer than last month. Here’s the breakdown of overall activity.

Sales volume dropped from December sales, in particular for detached single family homes. Overall average prices shifted downwards for detached homes but rose for attached properties. The average marketing time remained about the same, as did the average level of negotiation by buyers, off 2-3% from asking price across the board.

 

At the end of January 2012 there were 721 Oceanside homes for sale, a decrease of 1% over last month, the 5th month of inventory decline. This represents an inventory of 4.3 months for detached homes (up from 4.2 months in December) and 4 months for attached homes (the same as last month) based on the current rate of sales over the last 6 months.

In January 156 Oceanside homes came on the market, a 50% increase from December, which is good news for buyers. During January the number of Oceanside homes going pending (148) dropped by 5% from last month.

Jeff the last couple of Market Reports you have been showing negative numbers.  Hope that direction changes as we get ready for the Spring Market.

That's true for January for many communities. I suspect it just may be the time of year given how things HAVE been trending, but next month's data should be interesting. There seems to be a LOT of activity and everyone I talk to is saying the same thing.
