The Loudoun County real estate market saw little to no change over the first two weeks of February. Active listings still remain steady at 873 while 105 listings were added to the market of past 7 days. Foreclosures and short sales still make up 18.8% of the market down from 20.8% in the beginning of January.
The most significant change I have noticed is that buyers are beginning to hit the market hard. A client of mine recently send 9 properties over on Thursday for viewing on that Saturday. When I went to set appointments at the properties 4 of them were ratifying contracts that day!
The Loudoun County real estate market will get even more competitive as March hits and even more buyers start actively searching - let's just hope the active inventory increases as well.
